Renovation of a municipal facility in Prosser, Washington. Completed plans call for the renovation of a municipal facility.
For the Benton County Courthouse Tenant Improvements This contract will not include working days, however the project shall be completed on or before Friday, October 17, 2025. All questions regarding the project should be directed to Nick Alsbury: (509) 786-8210 or nalsbury@ci.prosser.wa.us The City of Prosser reserves the right to reject any and all bids and to waive technicalities or irregularities, and after careful consideration of all bids and factors involved, make the award to best serve the interests of the City of Prosser. SCOPE OF WORK The City of Prosser is seeking bid proposals from qualified Contractors to perform the Tenant Improvements on the first floor of the Benton County Courthouse. Improvements consist of the following work: demolition, concrete patch work, framing, finish carpentry, cabinet work, tape texture, drywall patch work, wall insulation, doors, windows, HVAC ducting, plumbing, electrical, ceiling tiles, carpet installation, painting and cleanup. The Contractor shall take precautions as to not damage surrounding structures adjacent to the areas to be improved including dust control during construction improvements. Improvement Items are called out, by number, in the attached plans and outlined below: There are existing utilities that serve the Benton Courthouse Building, the following addresses and telephone numbers of utility companies known or suspected of having facilities are supplied for the Contractors convenience: If the City determines that the Protest is without merit, the City will enter into a contract with the apparently successful contractor. If the protest is determined to have merit, one of the alternatives noted in the preceding paragraph will take place. 1. Demo existing walls, soffits, electrical, etc. Patch back drywall, ceiling grid and carpet to match existing. Coiling window equipment shall be salvaged and provided to Benton County Facilities Department. Demolish portion of wall to accommodate framing and installing of 32 inch wide door. 2. Verify main entrance door to Auditors Office is minimum 32 inches wide, if not expand rough opening to meet ADA requirements and install new door. 3. Installation of aluminum framed storefront entrance with laminated glazing. ADA push button and door for secured entry across hallway, installation of commercial door access control system and low voltage wiring. 4. Installation of bullet resistant 48" x 24" horizontal slider window and counter. Remove existing window and door framing, verify existing framing and header, install new if necessary. 5. Install 48-inch solid core door. There used to be a door at this location, field verify. Frame rough opening and installation of 32-inch man door, door shall swing into rec storage room. Demo existing and install new cabinet, countertop and fixtures to accommodate automatic dishwasher. City will purchase and install dishwasher Add plumbing for dishwasher and garbage disposal w/electrical outlet if needed. Verify location and size of existing waste line in plumbing chase, this was accessed in 2021 for restroom. 10. New 2" x 6" interior non-bearing wall at 16" o.c., drywall tape, textured and painted to match paint schedule. Install 1 each 48-inch solid core door with lock. 11. Relocate existing ductwork and light fixtures to serve new offices and conceal with drop ceiling grid. 12. New 2" x 4" interior non-bearing partition walls staggered at 16" o.c. and insulated for noise reduction, drywall tape, textured and painted to match paint schedule. Install 4 each, 32- inch solid core doors for new offices. 13. Sawcut concrete floor, locate and tie into existing plumbing for new single user ADA compliant restroom with water closet, lavatory, and grab bars. Verify existing plumbing is adequate to serve additional fixtures. Add exhaust fans in both restrooms and relocate air return duct. Re-wire existing light fixtures to serve restrooms independently. 14. Preparation of interior wall surface for painting including repairing damaged drywall and texture as needed, paint interior walls as per attached paint schedule plan. 15. Construct Council Dias, riser platform, ramp, and handrails per attached detail. The City will be using a separate IT Contractor for installation of low voltage wiring. The City IT Contractor will coordinate with the Prime Contractor on construction schedule for rough in wiring of City Council Dias.
