for the furnishing of labor, material and equipment entering into the construction of Partial Roof Replacement Project Old Cafeteria Complex East Carolina University Greenville, North Carolina State Project ID No. 24-27773-01A Partial Roof Replacement (Areas A, B1, B2, and T): a. Old Cafeteria Complex, East Carolina University. Project Location: ECU Main Campus, 800 Cupola Ct, Greenville, North Carolina 27858. Bids will be received for Single Prime Contract. All proposals shall be lump sum. *Note: Dual bidding requires separate prime bids be received, but not opened, (1) one hour prior to receiving single prime bids. Upon receipt of single prime bids, all bids will be opened and read. See SBC Guidelines for opening. Construction mobilization date will be Tuesday, May 12, 2026, with the completion date of Friday, October 9, 2026, (150 construction days) MBE (10%) Base Bid: Work under Base Bid generally consists of the following: 1. Removal of existing granular surfaced cap sheet, built-up roofing system, coverboard, insulation, and flashings. 2. Furnishing and installing a new base sheet, flat and tapered polyisocyanurate insulation, coverboard, and new two-ply modified bitumen roofing system and all associated miscellaneous work specified herein. 3. Removal of existing clay tile roofing, underlayment, wood battens, and flashings. a. Clean and Store clay tile roofing for reuse. 4. Furnishing new clay tile roofing, underlayment, wood blocking, and flashings. Reinstalling existing clay tile roofing. a. Furnishing approximately 15% new tile. 5. Removal of existing roof divider covers, sheet metal crickets, sidewall flashings, apron flashings, gutters, downspouts, gutter deflectors, and metal flashing at areas designated on drawings. 6. Furnishing and installing new roof divider covers, retro-fit roof drains, gutters, downspouts, edge metal and any other associated miscellaneous metal components. 7. Removal and replacement of the existing roof hatch and associated wood nailers at Roof Area A. 8. Furnish and install new roof hatch safety rails. 9. Removal of the existing abandoned skylight curbs and installation of new metal framing, metal deck, and gypsum underlayment at Roof Area A. . Alternate No. 1: Install copper gutter guards with stainless steel micro mesh screen The existing roof systems generally consist of the following: 1. Area A: a. The existing roof system generally consists of a nailable concrete deck, 2" base layer of polyisocyanurate insulation (hot mopped), tapered perlite insulation with polyisocyanurate insulation fill (hot mopped), and a two-ply fiberglass felt and asphalt built-up roofing system with a granular surfaced cap sheet. b. Existing tapered insulation slope is approximately 1/4:12. c. Drainage is to internal drains. d. Eave Height: 24 feet. 2. Areas B1: a. The existing roof system generally consists of a nailable concrete deck, 2 layers of 1.5" of polyisocyanurate insulation (hot mopped), tapered perlite insulation with polyisocyanurate insulation fill (hot mopped), and a two-ply fiberglass felt and asphalt built-up roofing system with a granular surfaced cap sheet. b. Existing tapered insulation slope is approximately 1/4:12. c. Drainage is to gutters and downspouts. d. Eave Height: 16 feet. 3. Areas B2: a. The existing roof system generally consists of a wide-rib metal deck, 1.5" of polyisocyanurate insulation, tapered polyisocyanurate insulation with polyisocyanurate insulation fill (mechanically attached), 1/2 " perlite cover board, and a two-ply fiberglass felt and asphalt built-up roofing system with a granular surfaced cap sheet. b. Existing tapered insulation slope is approximately 1/4:12. c. Drainage is to eaves. d. Eave Height: 19.5 feet. 4. Area T: a. The existing roof systems generally consist of Ludowici French profile clay tile roofing, wood batten strips, asphaltic tile underlayment, over plywood or tongue and groove wood deck. b. Existing structural slope is 5:12. c. Drainage is to gutters and downspouts. d. Eave Height: 21.5 feet. A. Base Bid: Work under Base Bid generally consists of the following: 1. Removal of existing granular surfaced cap sheet, built-up roofing system, coverboard, insulation, and flashings. 2. Furnishing and installing a new base sheet, flat and tapered polyisocyanurate insulation, coverboard, and new two-ply modified bitumen roofing system and all associated miscellaneous work specified herein. 3. Removal of existing clay tile roofing, underlayment, wood battens, and flashings. a. Store clay tile roofing for reuse. Approximately 15% of the existing clay tile roofing is anticipated to require replacement. 4. Furnishing new clay tile roofing, underlayment, wood blocking, and flashings. Reinstalling existing clay tile roofing. 5. Removal of existing roof divider covers, sheet metal crickets, sidewall flashings, apron flashings, gutters, downspouts, gutter deflectors, and metal flashing at areas designated on drawings. 6. Furnishing and installing new roof divider covers, retro-fit roof drains, gutters, downspouts, edge metal and any other associated miscellaneous metal components. B. Alternate No. 1: Install copper gutter guards with stainless steel micro mesh screen at Roof Area T.
