Through this Request for Proposals, the District of Lake Country invites Proposals from organizations that are experienced in delivering construction projects under the CCDC5B Construction Management Delivery model; to provide Construction Management Services and Work (as defined in the CCDC5B Contract) for the District's Swalwell Park Pavillion Project. Overall Project Objective: design and construct an improved park pavilion area, including a new storage building, conversion of existing washroom building to year-round use, new exterior enhancements on existing buildings, and a raised performance stage. The Project will including updates to, and integration with, the existing buildings and stage on-site, as shown on the Drawings. Project Scope Area: the scope of the Project will be all groundwork, buildings, structures, and improvements that are shown on the Drawings in Exhibits A, B, and C. Design Services by Construction Manager: while design and engineering for the Project will be completed by the District's Consultants; the following minor design scopes will be provided by the Construction Manager as part of the Services and Work: HVAC design, for heating and ventilation systems in the buildings (to be performed by Construction Manager's chosen HVAC Subcontractor). Electrical design, for electrical systems in the buildings (to be performed by Construction Manager's chosen Electrical Subcontractor). Lighting design, for lighting placement and sizing on the Project (to be performed by Construction Manager's chosen Lighting Subcontractor). CM Services and Construction Maximum Budget: For all of the Construction Manager's Services and Construction Work for the Project, the District has a maximum budget available of $600,000 (excluding GST). The final 'Stipulated Contract Price' of the construction Work, executed under the Stipulated Price Option (as detailed further herein) must not exceed this maximum budget amount. Timeline: The following is a summary of key next steps and required Project timing: Detailed Design and engineering ('Design Development Phase') is due to be completed to 95% by October 15, 2025. Construction Manager to provide design feedback to District, and complete subtrade quotes for major trades by November 14, 2025. Some Early Works, such as pouring of concrete footings, prior to winter temperatures may occur during November. District and Construction Manager to mutually agree a Stipulated Contract Price for the Work, and execute a CCDC2 contract, by November 28, 2025. All Work must be complete, and Ready for Takeover achieved no later than May 1st, 2026, ready for District and public use of the pavilion during May 2026.
