Site work and new construction of a mixed-use development in Soperton, Georgia. Conceptual plans call for the construction of a one-story above grade playground / park / athletic field; one-story above grade playground / park / athletic field; one-story above grade playground / park / athletic field; one-story above grade playground / park / athletic field; and one-story above grade playground / park / athletic field.

The scope of work includes providing architectural services for several athletic facility projects, including new stadium seating/bleachers with ADA-compliant access for the existing football field, concession areas with restrooms as required by code, a functional and accessible press box for media and event operations, a dedicated indoor wrestling facility with mat storage, seating, restrooms, and support spaces, and a field house for locker rooms, showers, weight training, storage, and office/meeting spaces for coaching staff. The architect is required to deliver professional design services, prepare construction drawings and specifications, and offer construction administration services to ensure complete and properly functioning projects. Each project must be suitable for its intended purpose, comply with all codes and laws, and be completed within the approved budget. The specific scope for each project will be detailed in future design services agreements. Instructions to bidders include submitting qualifications according to the outlined requirements: a firm overview (including history, legal status, proof of authorization to do business in Georgia, and copies of licenses), an organizational chart and key staff resumes, examples of at least three recent relevant projects, approach and timeline for design and construction administration, a clear fee structure, disclosure of any previous or current disputes, statement of insurance coverage, and at least three references preferably from Georgia school district clients. The evaluation will consider demonstrated experience, key personnel qualifications and availability, understanding of project needs, creativity of approaches, cost-effectiveness, risk analysis based on dispute history and insurance, and references. Oral interviews may be required as part of the selection process.
