Renovation of a laboratory facility in San Diego, California. Completed plans call for the renovation of a 834-square-foot laboratory facility.
Subject to conditions prescribed by the undersigned, Prequalification Questionnaires from Contractors licensed as follows: B- General Building Contractor are invited for the following work: Hubbs Hall 2200 Tresguerres Lab Remodel. The prequalified Contractors will competitively bid for a lump-sum contract. Interior lab renovation of existing 834 square feet space to create a new spec lab in Hubbs Hall at UC San Diego Scripps Institution of Oceanography (SIO). Scope of work includes demolition of existing space and procurement/installation of new MEP, casework, and flooring. Project also includes improvements of the ADA parking and path of travel. The University seeks Contractors with demonstrated experience in renovation projects at fully occupied commercial or institutional research labs. Specific experience requirements include: work within an operational commercial or institutional laboratory facility, renovations/upgrades to existing outdated space and MEP retrofits in labs. The Contractor shall have demonstrated an average annual business revenue of at least $5,000,000 over the last five (5) consecutive years. The Contractor must have demonstrated experience on their best three (3) comparable projects with the Contractor providing services as Prime General Contractor within the last ten (10) years. Estimated Construction Duration: 180 calendar days Such projects should have possessed the following construction challenges: interior work with limited construction and staging areas; repairs requiring proactive and innovative solutions due to noise, dust, and pedestrian traffic while the building is occupied and research is ongoing; renovations or expansions requiring proactive and innovative solutions due to unknown and/or unforeseen field conditions; and the need to schedule various trades to work simultaneously within a limited area in order to complete the project on time and within budget. Such projects should include these specific components; fire protection systems; laboratory casework; MEP retrofit within outdated lab spaces; and performing disruptive activities and utility shutdowns around building occupants and their schedules. All information requested in these forms must be provided in order to be considered "responsive" to the requirements of the prequalification. Every effort will be made to ensure that all persons have equal access to contracts and other business opportunities with the University within the limits imposed by law or University policy. Each Bidder may be required to show evidence of its equal employment opportunity policy. The successful Bidder and its subcontractors will be required to follow the nondiscrimination requirements set forth in the Bidding Documents and to pay prevailing wage at the location of the work. In addition, the University is committed to promoting and increasing participation of small business enterprises (SBEs) and disabled veteran business enterprises (DVBEs) relating to all goods and services covered under the awarded agreement, subject to any and all applicable obligations under state and federal law, and University policies. The awarded contractor shall make best efforts to provide qualified SBEs and DVBEs with the maximum opportunity to participate.
