However, the Commission, at its sole election, reserves the right to expand the scope of services to be provided by the successful Bidder in the event that the Commission elects to purchase a project or projects, after the due diligence process has been completed. The Tenant Improvement Of An Existing Three-story, Approximately 40,151 Square Foot, Residential Suites Visitor Accommodations Facility R-1 And R-2 Occupancy, Located At 7798 Starling Drive, San Diego, California, 92105 Into An Sro Facility With A Change Of Use Of The R-1 Area Of The Building To R-2. This Project Is An Executive Order Permit Now 100% Affordable Emergency Housing Project. The Proposed Occupancy Is An R-2 Non-transient Facility. Residency Shall Be A Minimum Of 30 Days. 90 Existing Rooms, (Less 7 Converted To Offices Or Common Area And 2 Suites Combined Into Property Manager Unit #315) = 82 Total Rooms Proposed.within This Total, One Room (#315) Is Reserved For An Assistant Property Manager The Contractor shall provide all necessary services for the modernization of the project located 7798 Starling Drive, San Diego, CA 92123 to include: the interior and exterior rehabilitation of one (1) structure containing ninety (90) resident units and two (2) laundry rooms. The contractor will meet all current ADA, CBC, UFAS and Section 504 requirements for the completion of this project. Contractor shall provide full interpretation and guidance to the San Diego Housing Commission (SDHC) regarding the order of precedence amongst the various codes and shall proactively seek solutions that respect the order of precedence.
