Renovation of a clubhouse / community center in Fairfax, Vermont. Completed plans call for the renovation of a clubhouse / community center.
The Town of Fairfax, Vermont (VT) is requesting proposals for work to be done on the James Herbert Bellows Fairfax Community Center . Before commencing work on this project, the vendor must provide a copy of Certificate of Liability insurance and Certificate of Workers Compensation. Contractor may provide a fully executed Non-Employee Work Agreement specifying the particular provisions of 1 V.S.A 601(14)(F) that exempts Contractor from having to carry such coverage. Demolition: Demo exterior wall at new covered entry opening; demo existing floor system and stage stairs to accommodate new stair system and stage extension; demo existing carpet; demo interior finishes, floor systems, and walls as required to accommodate architectural and structural plans; jackhammer and dispose of basement concrete footer cutouts. Concrete: Description: (2) concrete pads for HVAC condenser units. Cut existing basement slab for (6) new 4'x4' column footers and (2) 2'6" x 36'5" strip footers. Description: (6) new 4'x4'x12" column footers and (2) 2'6"x12"x36'5" strip footers. Masonry: Covered side entry: create on opening in the existing exterior masonry wall; install stone lintel as a header to match existing. NOTE: further structural investigation is required to verify feasibility of construction method as designed. Kitchen installation: Carpentry/framing, cabinets, countertops, appliances. Plumbing: Description: waste, vent, and domestic water piping; 50 gallon electric water heater, mixing valve, and expansion tank; plumbing fixtures to include water closets, lavatories, mop sink, hand wash sink, kitchen sink, 3 bay sink, water fountain, and all faucets/trim; underground waste pipe to exit building and be stubbed 5' from the building. Damp / Waterproofing to install comprehensive moisture mitigation system through basement interior, including: Waterguard trench drainage at foundation perimeter; TripleSafe pump system with twin liner; 1/3 hp cast iron primary sump pump; 1/2 hp cast iron AC backup sump pump with UltraSump battery backup, charging box, and WaterWatch alarm system; install CleanSpace Wall System to include drainage mat and liner on perimeter foundation walls; overpour new 3" concrete slab throughout basement space; install sump discharge lines including IceGuard to prevent freezing. Insulation & Soundproofing to insulate per plans: R30 foundation walls (closed cell spray foam); R72 attic floor (21" loose fill cellulose); R23 basement ceiling (mineral wool bat); R15 basement interior walls (mineral wool bat); R23 1st floor interior walls (mineral wool bat). HVAC to supply and install: (2) 3.5 ton Trane Hyper Heat Air Handling units with remote condensers; (2) Renewaire Energy Recovery units; complete supply and return ductwork per plans; price includes condensate piping, line sets, insulation for ducting, stand alone controls, testing/balancing/startup with 1 year warranty; demo as noted on drawings. Electrical Community Room 100/Storage 101/Toilet 103/Toilet104/Kitchen105 lighting, outlets, exit signs, and appliance receptacles; Community Room 201 exit signs; Toilet 204/Toilet 205 lighting and outlets; Stair 106 lighting, outlets, and exit signs; new underground conduit and feed to illuminate front sign; new front overhead flood lighting; hardwired smoke detectors throughout building; HVAC wiring as required for the new system. + Upgrade existing 200A service to 400A; relocate existing load center; add second 200A load center.
