Addition to an educational facility in Union Gap, Washington. Completed plans call for the addition of a 83,794-square-foot, one-story above grade educational facility.

A. The Work of Project is defined by the Contract Documents and includes, but is not limited to, the following 1. An addition to the existing Union Gap School building which includes a second gymnasium, events entry, and support spaces; a freestanding covered play shelter; site work; and other Work related thereto as designated on the Contract Documents. This Work will take place on an existing site currently in use and occupied by the Owner as a school for Grades K-8. B. Type of Contract 1. Project will be constructed under a single prime contract. Bidders and Sub-Bidders requiring clarification or interpretation of the Bidding Documents shall make a written request which shall reach the Architect at least seven (7) days prior to the date for receipt of Bids. Project No. 225-1809 Sealed bids will be received for construction of the Union Gap School Gym Addition. General Contractors must submit their Basic Bid proposals in a sealed envelope up until 2:00 p.m., and Alternate Bid proposals in a sealed envelope until 2:30 p.m. on the same date. Both Basic Bid and Alternate Bid proposals will be opened and publicly read immediately after the submission of Alternate Bid proposals. Proposals received after the designated times will not be considered. Drawings and Specifications will be available online and may be examined at the plan center. Digital files are available for download at no cost, and printed sets may be purchased at the bidder's expense. Bidders wishing to be listed as plan holders must add themselves to the Bidders List online where a current list is posted. A surety company bid bond on a form acceptable to the Owner, or a certified or bank cashier's check payable to the order of Union Gap School District No. 2, must accompany each bid in an amount not less than five percent (5%) of the Base Bid. No bidder may withdraw its bid after the hour set for opening unless the award is delayed for a period exceeding 45 days. Mandatory apprentice utilization of at least 35 percent of total labor hours worked on the Contract is required, and apprentices must be registered with the State Apprenticeship and Training Council. The contract includes monetary incentives for meeting apprentice utilization goals and penalties for not meeting them. The Board of Directors reserves the right to reject any or all bids and to waive informalities. Note - As per Addendum 1 Pre-Bid Meeting 01/15/2026 at 1:00 PM
