Remodeling of an office development in Reno, Nevada. Completed plans call for the remodel of a office development.
Remodel of existing men's and womens bathroom areas to create four single-user, gender neutral bathrooms, one single-user, gender neutral bathroom with shower, one lactation room, and one janitor's closet. The project consists of interior remodel work including, but not limited to, demolition of walls, ceilings, flooring, concrete, finishes, fixtures, MEPs, etc. Installation of new walls, insulation, doors, drywall, texture, paint, flooring, ceiling, fixtures, and accessories as noted in the plans including all associated MEPs as shown in the plan. Prospective bidders must attend the mandatory pre-bid conference to qualify for access to the bid portal and bid submission. Only one email address per company shall be provided to receive an invitation to the Bid Portal, allowing access to bid documents, notifications for addendums and RFIs, and bid submission. It is recommended that one email be created for all company staff to access the Bid Portal. Estimated Cost Range: $250,000-$300,000 Deadline for RFI Submittals: Friday, January 16, 2026 at 12 Noon *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. All questions, requests for information, and correspondence shall be directed via email to the following CSD Project Manager: Darrin Miller, CMIT dmiller@washoecounty.gov Community Services Department Engineering and Capital Projects The Scope of Work includes, but is not limited to, the following: The scope of work for this project will include the major elements as noted below in the bid for the project as well as Bid Alternates as identified. Base Bid Scope of Work: o Bid proposal to include all overhead costs associated with the scope of work as noted below. This includes but is not limited to insurance, bonds, profit, project management, temporary facilities, dust control, traffic control and site safety requirements for the project and shall also include all costs for sub-contracted work proposed. o The submitted proposal shall include costs to provide a safety plan for proposed work requiring shut down of entry/exit points into the building and associated areas so that access to the areas of the building still required for operations is maintained. This will include all material staging and demolition activities with notice of not less than 24 hours when impacts to building access are required. o Bidders must report discrepancies or ambiguities occurring in the Specification prior to the submission of the bid proposal. Submission of the bid without clarification will reflect acceptance of the Specification as written. o All design elements indicated in EXHIBIT B - CONSTRUCTION DRAWINGS are considered to be included as designed in the submitted proposal. Any Addenda released will be considered as supplemental in nature unless indicated otherwise with revised plan sheets. o Perform all demolition scope required of existing walls, ceiling, flooring, doors, electrical, data cabling, etc. per the Construction Documents. Shall include abatement of all asbestos containing materials (ACM) identified in EXHIBIT C - ASBESTOS INSPECTION REPORT - DATED APRIL 22, 2025. o Perform all construction scope as indicated in the Construction Documents. o Coordination of all inspections required with Project Manager and Inspectors designated by City of Reno. o Provide all design build costs to include the elements noted below. The contractor will have access to review the space at a time scheduled after the Pre-Bid meeting in order to coordinate with all required sub-contractors to have access to the space to review the scope of work, constraints and installation requirements. Fire Sprinkler Design Build - Scope of work: o Contractor to provide a cost to perform design build scope for the areas indicated in EXHIBIT B - CONSTRUCTION DRAWINGS, to include all proposed scope. Fire Alarm Design Build - Scope of work: o Contractor to provide a cost to perform design build scope for the areas indicated in EXHIBIT B - CONSTRUCTION DRAWINGS, to include all proposed scope
