The selected Design-Build team shall provide comprehensive services including, but not limited to, the following A. Pre-Design & Programming 1. Review and confirm project program and functional requirements. 2. Conduct site evaluation, geotechnical studies, and utility assessments. 3. Develop preliminary schematic designs and cost models. B. Design Phase 1. Prepare architectural, structural, civil, mechanical, electrical, plumbing, and kitchen design documents. 2. Provide design development and construction drawings for all disciplines that are in compliance with local, state, and federal regulations. 3. Incorporate energy-efficient and sustainable design elements. C. Pre-Construction Services 1. Provide and manage required budgets throughout all stages of the design. 2. Provide the team with value engineering options. 3. Develop requirements to assure time, cost and quality control during construction. 4. Assemble bid packages for sub-contractor bidding. 5. Identify bidders and generate bidder interest. 6. Review and analyze bids and recommend awards. 7. Assemble Guaranteed Maximum Price (GMP). D. Construction Phase 1. Complete construction management services including supervision/administration of construction, review and submission of payment requests, change orders, and other coordination with the construction team, including all subcontractors. 2. Obtain all necessary permits and approvals. 3. Provide complete construction services including labor, materials, and equipment. 4. Maintain an active quality assurance/quality control (QA/QC) program.
