Remodeling of a multi-residential development in Sharon, Pennsylvania. Completed plans call for the remodel of a 4,361-square-foot, three-story above grade multi-residential development.
The project is to prep and paint the common areas in a three-story mid-rise apartment building, totaling roughly 4361 square feet, located at 800 Linden St., Sharon, PA. Areas to be painted include a community room/kitchen, a laundry room, first floor restrooms, a trash room on each floor, two stairwells, and the hallways on each floor. The ceilings on the first and second floors, which are drop-ceilings, will not be painted, but the third floor ceiling will be. Painting is limited to the walls, third floor ceiling, and the handrails in the stairwells. Doors, baseboard, and trim are excluded. Murals on the first-floor entry and around the mailboxes are to be preserved. All signage and labels must not be painted over, and the contractor is responsible for replacing any that are painted. The walls and stairwell handrails are to be lightly sanded and cleaned of dust and debris before painting. Problem areas must be scraped and patched as needed, though there are currently no major issues. The contractor must protect flooring, carpet, windows, and residents, as the units will be occupied. Two coats of paint must be applied, with spot priming as necessary. All paint, primers, equipment, and protective materials are to be provided by the painting contractor. The contract timeline is 60 days from the notice to proceed, with a one-year warranty on work and applications. The paint for the walls is specified as PPG Speedhide Interior Low-Sheen Eggshell in Crème (Colorants: BX 5, CX 1Y+17, DX 2 1/2). Instructions to bidders include submitting a bid amount sheet, any addendum, certificate of liability insurance, W-9, and completed HUD-5369-A. Bids must be mailed or dropped off in a sealed envelope marked 'Interior Painting' and addressed as specified. General Work Scope: This work is to prep and paint the common areas in this three-story apartment building. There is a community room/kitchen, a laundry room, first floor restrooms, a trash room on each floor, two stairwells, and the hallways on each floor. All this equals roughly 4361 Sq. Ft. The ceilings on the first and second floor are drop-ceilings and will not get painted. The ceilings on the third floor will get painted. The height of the drop-ceiling on the first and second floor is 92". The third floor has 8' ceilings. We will not be painting the doors. This will be to paint the walls, third floor ceiling, and the handrails in the stairwells. There are also some murals painted on the first floor that will be saved. All the signage in the building is required. Do not paint over any signage/labels throughout the building. The units in this building are occupied. Work Scope: 1. The murals on the first-floor entry and around the mailboxes will be saved. The contractor will have to cut out around them. 2. Do not paint any doors, baseboard, or trim. 3. Lightly sand all walls and stairwell handrails. 4. Clean all dust and debris off the walls before applying any paint. 5. Scrape and prep problem areas as needed. Holes in the walls are unacceptable and will need filled prior to paint. There are presently no holes in the walls now. I did see a few small areas of unpainted patch work. Any major patch work would be an additional cost. Contract Timeline is 60 days from Notice to Proceed Date
