Site work and new construction of a mixed-use development in Bedford, Nova Scotia. Conceptual plans call for the construction of a 4,000-square-foot, three-story above grade, 0-story below grade, 93-room military facility; and 4,000-square-foot, three-story above grade, 0-story below grade, 93-room hospitality development.
The scope of work includes the design and construction of five (5) 3-storey, Category II hotel style accommodations buildings at the 5th Canadian Division Support Base (CDSB) Gagetown. Each building will have a foundation footprint of approximately 1,370m2 and a total gross area of about 4,000m2, and will include 93 single occupancy rooms, with two fully accessible suites on the ground floor. Typical rooms will provide 20m2 of livable floor space, furnishings, and millwork, compliant with DAOD 5024-0, DND Living Accommodations, and DND Living Accommodations Instructions. The project also includes a reception welcome centre, space for in-house housekeeping services, self-serve laundry facilities, 800m2 of bulk storage, underground infrastructures, and all site works. The project must follow the DND Defence Climate and Sustainability Strategy, ADM(IE) Green Building Directive, and the Greening Government Strategy. The initial award will cover the design and construction of one building, with the potential for four additional buildings to be added by change order, depending on available funding. Bidders must actively hold or obtain all required security clearances prior to award, specifically the Designated Organization Screening (DOS) level. Organizations interested in bidding that do not currently hold the required clearance should begin the application process through Defence Construction Canada’s Industrial Security Program.
