Renovation of a laboratory facility in Irvine, California. Conceptual plans call for the renovation of a laboratory facility.
The scope of this requirement includes preventive maintenance and repair services to restore the appearance of facility exteriors, mitigate corrosion and concrete deterioration, and extend the service life of the buildings. Work includes structural steel coating repairs such as surface preparation in accordance with SSPC standards and application of multi-coat, corrosion-resistant coating systems on exterior egress stairs, roof access stairs, sunshades, entrance canopies, and the chemical storage shed. All coatings must meet applicable MPI, AMPP, ASTM, VOC, and manufacturer requirements suitable for coastal exposure. Concrete crack repairs will be performed on exterior walls for cracks visible from three feet and over twenty-four inches long, as well as interior cracks on walls, columns, and slabs, with crack mapping, documentation, and repairs in accordance with ACI and project specifications. Damaged resilient flooring at interior slab repair locations will be replaced, and work will be coordinated to minimize disruption to occupied laboratory spaces. All activities must be conducted while the facility remains fully operational, requiring strict coordination with facility management and compliance with OSHA fall protection, dust containment, VOC and debris controls, stormwater protection, and adherence to weekday business hours. Location: FDA Pacific Southwest Laboratory, 19701 Fairchild Road, Irvine, CA 92612 Anticipated Period of Performance: Approximately 180 calendar days from Contract Award/Notice to Proceed. The Method of Contractor Selection has not been determined at this Time.
