Renovation of a laboratory facility in Irvine, California. Completed plans call for the renovation of a laboratory facility.

Exterior and interior repair and preventative maintenance of the Pacific Southwest Laboratory, including structural steel surface preparation and application of corrosion-resistant coating systems on exterior stairs, sunshades, roof access stairs, entrance canopies, and chemical storage shed components. Work also includes interior and exterior non-structural concrete crack repairs with associated surface restoration and replacement of damaged resilient flooring where required, along with mobilization, quality control testing, safety controls, closeout documentation, and warranty requirements. The facility will remain occupied and operational during construction, and all work must be coordinated with facility personnel in compliance with applicable security, safety, and access requirements. The project will be performed under a firm-fixed-price construction contract with a period of performance of 180 calendar days after Notice to Proceed, and includes a one-year workmanship warranty following final acceptance. The main laboratory Building (IRV-1) is 145,967 GSF and is comprised of three (3) wings with two (2) floors per wing and a partial basement. The chemical shed (IRV-2) annexes the main building is 1000 GSF single story structure. The summary of construction scope is as: 1.1.1 Apply corrosive-resistive coatings on: a. Exterior egress stairs: structural members, railings, nosing & tread, soffits, underside of stairs, connecting bridge and its soffit. b. Sunshades on the south elevation of the building. c. Access stairs on the roof: stringers and railings. d. Main entrance canopy: Vertical and horizontal structural members and roof deck soffit. e. Chemical storage shed canopy: Vertical and horizontal structural members, railings, gates, and roof deck soffit. 1.1.2 Concrete crack repair: There is no structural crack repair scope in the project and IFC documents. All repairs are non-structural as delineated in the documents. Disregard all references to allowances for structural crack repairs contained in these documents. Section 01 21 00 – Allowances of the Project Manual is not applicable to this project and shall not be considered part of the contract requirements. a. Exterior: Repair of all exterior concrete cracks part of the building envelope visible from 3 feet away and longer than 24 inches. b. Interior: i. Repair of all visible and accessible interior cracks in concrete walls and columns ii. Repair of all visible and accessible cracks in concrete slab. iii. Replacement of damaged resilient flooring at cracked slab locations. The construction shall have little or no impact on building operations and occupancy and is expected to be completed within 180 calendar days of notice to proceed.
