Renovation of a multi-residential development in Kent, Washington. Completed plans call for the renovation of a multi-residential development.

Work includes but is not limited to: good faith asbestos inspection(s) testing to comply with RCW 49.26.013 as required to achieve scope of work; removal and replacement of all existing roofing materials and 50% of plywood deck sheathing as well as 400LF of fascia board; inspection of all exposed roof framing for any rot or damaged materials and repair as needed; block and seal any existing gable vents from attic interior; provide and install new ½” CDX plywood deck sheathing and roofing materials according to manufacturer’s recommended installation specifications; provide and install all new CertainTeed roofing system components including Winterguard Ice and Water roof underlayment, Roof Runner synthetic underlayment, and Landmark AR composition roofing system; install Gibraltar Building Products PRV50BL Plastic Roof Vent with minimum 50 sq.in Net Free Area ventilation; install Cor-A-Vent IN-Vent Attic Roof Vent or approved equal; install all metal 24-gauge flashing components according to manufacturer’s recommendations; install permanent fall arrest/restraint roof anchors and all other accessory items to complete the installation and maintenance of the roof in a safe and secure manner; install new fascia boards where there is any decay or rot that would prevent the exterior paint to be applied and warranted, including painting of all fascia prior to installation of new gutters; install new 5” K-style aluminum gutters and 2”x3” aluminum downspouts to match existing locations; haul away and dispose of all debris and demolished materials; include painting all b-vent flashings, roof accessories and lead pipe flashings as needed; daily cleaning and final cleaning of all trash and debris; prevailing wage rates to be included; provide for 40 Year Manufacturer’s Warranty from CertainTeed, including Sure Start 5-Star Warranty and 2-Year Workmanship Warranty. Other manufacturers will be considered; however, acceptable bids are required to use products which meet these minimum warranties: contractor’s workmanship warranty for a period of two (2) years from final completion; subcontractor’s labor and materials for a period of two (2) years from final completion; manufacturer’s warranty of 100% materials and labor for five (5) years without proration or reductions; roofing manufacturer’s 40-year warranty for materials; provide all applicable permits. Bidders must have a current certificate of registration as a contractor for the last three years under the same name and have completed the required L&I training.
