Site work for a golf course in Aurora, Minnesota. Completed plans call for site work for a golf course.
The work will be done under one prime contract that includes golf course green construction, bunker construction, irrigation and grassing. The project includes all labor and materials as required to complete the work as outlined in the plans and specifications. The Contractor shall be responsible for the total Work of this component included within the specifications and drawings as prepared by the Golf Course Designer. The Contractor shall be responsible for the scheduling and general management of the work of the Project and for the acts and omissions of all their employees; all subcontractors, their agents and employees; and all other persons performing any of the Work under a subcontract with the Contractor. The Contractors shall supervise and direct the Work, using their best skills and attention. They shall be solely responsible for all construction means, methods, techniques and procedures and for coordinating all portions of the Work under the Contract. The Contractors shall be responsible for initiating, maintaining and supervising all safety precautions and programs in connection with the Work. The following summary is a general guide to the scope of work. It should not be construed as a detailed list of work included in the contract. 1. Mobilization, Permits, Install proposed SWPPP 2. Clear undergrowth Trees, Cut Stumps to grade 3. Spray Herbicides (by Owner, unless Alternate 8 Accepted) 4. Scalp, Verti-cut and Aerify Existing Turf (by Owner, unless Alternate 9 Accepted) 5. Strip Turf and Topsoil in Areas to be graded, stockpile 6. Core Existing Sand/Mix from Sand Bunkers, Tees and Greens 7. Demo and Dispose of Cart Paths, Replace with new Cart Paths (where shown) 8. Mass Grading and Shaping of indicated areas (partial) 9. Replace and Install New Drain Pipes 10. Expand 10 Greens to original dimensions 11. Build 10 new green complexes, complete 12. Build, Level and Install new mix on all main tee complexes, Build 16 New forward tees,1 new back tee on hole 18 (and others, if alternate bids are accepted) 13. Install complete new irrigation and upgrade pump station 14. Remove sand, rebuild and/or remove sand bunkers as shown on plans, install new sand 15. Prep soil, fertilize, amend, and grass (sod or seed as shown on plans) 16. Project Manuals, Record Drawings, Closeout to Final Completion . The scope of work includes mobilization, permits, installation of SWPPP, clearing undergrowth and trees, cutting stumps to grade, spraying herbicides (by Owner, unless Alternate 8 Accepted), scalping, verti-cutting and aerifying existing turf (by Owner, unless Alternate 9 Accepted), stripping turf and topsoil in areas to be graded and stockpiling, coring existing sand mix from sand bunkers, tees and greens, demolishing and disposing of cart paths and replacing with new cart paths where shown, mass grading and shaping indicated areas, replacing and installing new drain pipes, expanding 10 greens to original dimensions, building 10 new green complexes, building, leveling and installing new mix on all main tee complexes, building 16 new forward tees, 1 new back tee on hole 18 (and others if alternate bids are accepted), installing complete new irrigation and upgrading the pump station, removing sand, rebuilding and/or removing sand bunkers as shown on plans and installing new sand, prepping soil, fertilizing, amending and grassing (sod or seed as shown on plans), and completing project manuals, record drawings, and closeout to final completion. This solicitation includes required insurance as recommended for the project's specifications and scope of work. It is highly encouraged potential responders review Section 00 73 16 Insurance Requirements as well as AIA A201, Article 11 before submitting a response. This project has a 5% Targeted Group, Economically Disadvantaged, Veteran-Owned Small Businesses (TG ED VO) subcontracting goal. The responding company must have completed as a Prime Contractor, not as a Subcontractor, at least two contracts since January 1, 2022, for general contracting that involved a similar project scope, each with a construction value of $2,000,000 or greater. The General Contractor must be a Member of the Golf Course Builder's Association of America (GCBAA) or have completed the renovation or new construction of at least two 18-hole golf courses in the past five years. The contractor or subcontractor responsible for the installation of the irrigation system must have a minimum of 10 years of experience installing golf course irrigation systems of comparable size with a minimum of 2 complete 18-hole golf course irrigation systems completed within the last 5 years. The Project Manager and Job Superintendent responsible for this project each must have at least five years of project management experience with golf course construction projects of similar scope and value, each with a construction value of $2,000,000 or greater.
