Provide all qualified technicians, specialized tools, equipment, supervision, and services necessary to inspect, upgrade, troubleshoot, maintain, and recommission three 200-ton air-cooled Daikin chillers (Model AWV014AFFNGGN00). Work includes reviewing all applicable manufacturer installation and operation manuals, upgrading chiller software from beta versions to the current manufacturer production version, calibrating sensors and actuators, tuning system parameters, and optimizing integration with the existing Building Automation System (BAS). Perform detailed post-upgrade inspections, diagnose and correct compressor degradation issues on Chiller 1, complete annual maintenance activities including refrigerant leak detection and physical equipment inspections, and conduct comprehensive operational and safety testing to verify system performance. Deliver a deficiency report identifying compromised components and recommended corrective actions, and provide a separate detailed engineering and economic analysis if major repairs or complete system replacement are recommended. All work shall comply with manufacturer requirements, applicable state and local codes, and UFC 3-410-01 standards. Personnel must be properly licensed and certified to service commercial HVAC and chiller systems and possess manufacturer-specific qualifications and experience with Daikin air-cooled chillers.
