TOE CRA is seeking a qualified , licensed, and experienced general contractor for the construction of 6 new single-family homes. The project will be a spec homes of approximately 1800 total square feet (4) units and (2) Units approximately 3031 Square feet located on multiple CRA Owned Lots. Project Goals and Objectives The primary goal is to complete the construction of each home on time and within budget, adhering to the highest standards of quality craftsmanship and construction. The chosen contractor will work closely with the owner and project design team to ensure the successful execution of plans. The selected contractor will be responsible for all aspects of construction, including but not limited to Site preparation, including clearing and excavation. Foundation work. CMU Only Framing of the structure, including walls, floor systems, and roof. Installation of all exterior finishes, including roofing, siding, windows, and doors. Installation of all interior finishes, including drywall , flooring, trim, and paint. Complete installation of all rough-in and finish work for mechanical (HVAC), electrical, and plumbing systems. Coordination and oversight of all subcontractors, suppliers, and materials. Adherence to all local , state, and national building codes. Management of all required inspections and procurement of a Certificate of Occupancy. Final site cleanup and landscaping.
