Proposer’s questions will be received by email until 3:00 PM AST, December 31, 2020. Proposers are invited to submit proposals consisting of a price proposal and a technical proposal (see Section 00022), for furnishing all labor, equipment, and materials and for performing all work for the project described in the attached request for proposals. This state funded project consists of upgrades to the 4 th floor resident neighborhood. The 4 th floor will be converted from an R-2 Occupancy to an I-1 and I-1 Condition 1. The base work includes enhancement to horizontal smoke and fire protection in all bedrooms on the 4 th floor. The work also includes renovations to 16 bedrooms/bathroom suites and common areas between grid lines 9/10 and 14. Some bedrooms/bathroom suites are being converted into other purposes and 11 are remaining as bedroom/bathroom suites. Three smoke compartments are being formed on the 4 th floor to support the I-1 occupancy. The project includes an enhancement that expands renovations to include all the bathrooms in the bedroom/bathroom suites. The project also includes a significant tenant improvement on the eastern third of the project floor which will become the first "neighborhood" to house residents with cognitive impairments. The tenant improvement will include a new tub room, kitchen, media room and a staff office, finish replacement throughout the new unit, renovated toilet rooms, replacement of some lighting and electrical receptacles and new bedroom annunciation at the fire alarms. The Engineer's Estimate is between $1,000,000 and $1,400,000 All work shall be Substantially Complete by July 19, 2021 and finally Complete 30 days after the substantial completion date
