The building will be occupied and open to the public throughout the construction. The City is looking in general for the following tasks to be included in the proposal's scope of work: The City of Burlington is seeking bids to provide construction services to assess and perform repairs and maintenance to modernize the elevator at City Hall, a historic building located at 149 Church Street. 1) All modernization of elevator to be performed within specifications outlined in Exhibit A (Scope of Work for Elevator Modernization) and Exhibit B (Optional/Alternate Scope of Work for Interior Elevator Cab Upgrade). 2) Perform work in accordance with applicable rules, regulations, codes, and ordinances of local, state, and federal authorities, and in accordance with the requirements of public utility corporations having jurisdiction over the work. 3) Coordinate work with City Project Coordinator to minimize discomfort and displacement of employees in the building, and to create best efficiencies possible. To this end, work is to be performed during July - August of 2023. The building will be occupied at all times during this contract. 4) Evaluate the existing condition of materials to determine whether more than removal and replacement is required. The City will pay for building permit. The Contractor will pay for subcontractor permits and parking. Existing Elevator Description Type: Hydraulic passenger elevator o Capacity: 2500 lb. capacity o Stops: Three o Travel: approximately 24 feet (field verify by contractor) o Doors: Side Sliding, (field verify door type by contractor) o Speed: 120 feet per minute o Power: 208 VAC 3-phase (field verify by contractor) The following outlines what is understood to be the minimum or "base" scope of work required to modernize the elevator. Provide the following new equipment: 1. Hydraulic Power Unit- including tank, pump,motor, control valve and silencer. 2. Power unit vibration isolation floor mounting springs and noise reduction package. 3. Pipe and fittings required to connect the power unit to the jack. 4. Oil including legal disposal of existing oil 5. Controller I landing system -non-proprietary diagnostic microprocessor-controlled dispatch and car control system. Smartrise brand or equal. Wall mounted in NEMA 1 type enclosure in elevator machine room. System to include solid state starter, battery lowering, independent operation, tenant security interface, two-way leveling system. Consult with owner to determine preferred car control and dispatch operation. 6. Car rail guides 7. Door operator- closed loop technology, operates car and hoistway doors simultaneously. 8. Door restrictors -prevents doors from being pried open from the inside of car. 9. Door interlock and pickup assembly 10. Door Protection - system stops and then reverses closing door operation upon detection ofperson or object. 11. Hoistway jamb ADA braille plaques. 12. Operating panel- swing front, ADA compliant, including push buttons with braille, fire service controls, emergency telephone, speaker, floor position indicator, brushed stainless steel finish, emergency instructional text, emergency light, alarm bell and activation button. 13. Arrival lanterns- head mounted above doors. 14. Floor passing signal- audible, ADA compliant. 15. Hall call buttons - ADA compliant, flush mounted in adjacent brick wall. 16. Fire service key switch - flush mounted in adjacent brick wall. 17. Hall position indicators - digital, flush mounted in adjacent brick wall. 18. Traveling cable and wiring. 19. Machine room fire caulking. 20. Phase I and II Fire service controls. 21. Pit ladder- galvanized steel 22. Any required electrical or communication wiring upgrades will included in the bid. The elevator contractor will be responsible for contracting, scheduling and coordinating the work of these additional trades. Intentionally excluded: machine room lighting and ventilation. Bidding contractors may suggest additional recommended component replacement or upgrades based on site inspection, code requirements, best practice or evidence of wear and/or age.
