Renovation of a residential development in Tukwila, Washington. Completed plans call for the renovation of a residential development.

Work includes, but is not limited to, the replacement of stair stringers and precast concrete treads and stair handrails and paint at multiple buildings, and other tasks as described in the bid documents. The Work consists of the replacement of stair stringers and precast concrete treads and stair handrails as noted above. Scopes of work to include: Treated wood stair stringers to match existing and closed riser precast concrete treads with brackets and bolt through connectors, not lag screws. Stair hand rails, posts and pickets to match existing. Repair/Replace fiber cement siding as needed to match existing where any rails or trim touch the building. Exterior preparation, prime and paint on all new wood materials to match existing. Accessories including all fasteners, flashing and downspouts impacted by the work. Project Location: Villages at South Station Apartments, 3714 South 154th Lane, Tukwila, WA 98188 Questions pertaining to the bid are to be sent via email to MichelleJ@kcha.org no later than seven (7) calendar days prior to bid due date. All responses shall be in the form of Addenda. Addenda will be posted on KCHA's website. Bid Guarantee: Not Required. As a condition of award Performance and Payment bonds for 100% of the Contract Award Amount shall be furnished for the Work. On contracts of one hundred fifty thousand dollars ($150,000.00) or less, at Contractors option the requirement may be waived in lieu of an additional 5% (total 10%) retainage. Liquidated damages will be assessed for each calendar day that the Contractor exceeds the time for completion in the amount of $250. Submit a written warranty covering labor and materials for a period of two (2) years from final completion. The Work shall be completed in 45 calendar days from the date of Notice to Proceed.
