Renovation of a clubhouse / community center in Avoca, Pennsylvania. Completed plans call for the renovation of a clubhouse / community center.

The project is awarded to Advanced Electrical and Communications. LLC for electrical, and Hadley Construction Inc for both Plumbing and General Construction in the total awarded amount of 178,957 All Bidding Contractors Are Requested to Attend. Bid Security in an Amount Equal to Ten Percent (10%) of the Total Bid Shall Be Submitted With Each Bid, in Accordance With the Instructions to Bidders. The Successful Bidder Will Be Required to Furnish a Performance Bond for 100% of Their Bid Amount and a Labor and Material Payment Bond for 100% of Their Bid Amount Within 15 Days of the Contract Being Awarded. Number of Individual Contracts: 3 Contract #1 - General Construction Contract # 2 - Electrical Construction Contract # 3 - Plumbing Construction Project Safety - Each Contractor shall be solely responsible for the protection of their work and the safety of the public. The General Contractor shall install signage, barricades, fencing and/or any protection device as required for the public health, safety, and welfare. General Contractor shall provide and maintain adequate flashing devices from sunset to sunrise for the duration of all construction activities. All safety and protection shall be in strict accordance with Occupational Safety and Health Administration (OSHA), Local, State, and/or Federal laws and codes. 2. Each Contractor shall coordinate all work with other trades and/or contracts. B. Contract # 1 - General Construction 1. Remove all interior walls in both existing restrooms. This will include a portion of the existing plumbing wall. 2. Provide and install two new restrooms with ADA grab bars, toilet paper dispenser, mirror, and soup dispenser. Each restroom shall have a new exterior metal door with lockable panic hardware and ADA braille signage. The new exterior metal door metal door shall be 3' x 6'-8" and painted. The new exterior door shall be primed and have two finish coats of paint. The paint color shall be select by Owner. 3. Provide and install new 8" C.M.U. block wall for Men's restroom with turn-down concrete slab, see drawing A3.0 for detail. Paint and seal both the interior and the exterior of C.M.U. walls. 4. Provide and install new interior walls for Women's Restroom. New interior walls shall be 2x4 wooden studs with 1/2" drywall on both sides. The restroom side shall have 1/2" mold-resistant and/or water resistant drywall. Paint both new and existing interior walls of the Women's Restroom. 5. Provide and install new window opening in masonry wall on 1st floor of the ballfield side. Provide and install new steel lintel and jambs. Provide and install new 5' roll-up O.H. Door for new opening 48" from F.F. 6. Demolish interior wall and interior door. Provide and install new 8'-6" half wall on 1 st floor of concession area. Provide and install new columns and wood header beam as needed. Provide and install new 2'-9" stud wall behind relocated drink cooler. 7. Remove walls on the 1st floor of concession area. Provide and install new 2"x4" stud wall on 1st floor concession area as shown in plan. 8. Provide and install new flooring, and suspended ceiling on the 1st floor of concession facility. 9. Remove and dispose of existing cabinets on 1st floor of concession facility. Provide and install new cabinets and countertops on the 1st floor of concession facility. 10. Provide and install new 4" exterior concrete pad entrance door and restrooms. The concrete pad shall be reinforced with WWF W1.4 x W1.4 - 6 x 6. Concrete pad shall be 5' x 5' with smooth transitions to asphalt restoration area. 11. Provide and install new asphalt pavement restoration. Restoration shall match existing pave type and depth. Restoration shall provide positive drainage away from existing building. Provide and install new line painting for ADA parking space. 12. Demolish existing masonry wall and O.H. door for new Men's Restroom. 13. Demolish existing entrance door and install new exterior metal door with lockable panic hardware. The new exterior metal door shall be 3' x 6'-8" and painted. The new exterior door shall be primed and have two finish coats of paint. The paint color shall be select by Owner. 14. Relocate existing refrigerator, range, and drink cooler. 15. Provide and install one (1) stainless steel commercial work table. Model: Regency 600T2448G or equal. 16. Provide and install one floor mounted handrail for interior stairs of concession facility. The handrail shall be an aluminum 1-1/4" Dia. grab bar with base fall protection. 17. Provide and install new kitchen exhaust system and vent thru wall. Provide and install 72" Halifax LEXHO748 Package Type 1 Low Ceiling Hood System with Ansul System. 18. Provide and install one (1) ceiling mounted Air Makeup Unit and vent through exterior wall. Makeup air unit shall be at least 1,100 CFM. 19. Clean and power wash entire exterior of the Club House. Paint entire exterior of the Club House with one coat of primer and 2 finish coats. The paint color shall be selected by Owner. 20. Remove existing A/C unit. Provide and install new masonry block and interior wall board where the existing wall A/C unit was removed. 21. Provide and install a new 12,000 BTU Mitsubishi HM-Series 20 SEER2 Single Zone Wall Mounted Mini Split Heat Pump System. 22. Remove both the upper and lower existing shingle roof. Provide and install a new 30-year warranty shingled roof with ridge vent. 23. Provide and install new public announcement sound system. C. Contract # 2 - Electrical Construction Provide and install new electrical outlets and switches. 2. Provide and install new interior light fixtures on 1st Floor of concession facility. 3. Provide and install new exterior light fixtures. 4. Provide and install new emergency lights and exit signs. 5. Provide and install new electrical hand dryer in each restroom. Provide and install new GFCI breaker in existing electrical panel for hand dryers. 6. Provide and install new exhaust fans in each of the restrooms. The exhaust vent shall be Broan-Nutone-Model # LP501000DC or Equal. Each exhaust vent shall be vented to the exterior. 7. Provide and install metal raceway to enclose exposed wiring next to electrical panels. See specifications for raceway requirements. 8. Provide and install 20 amp disconnect switch for mini-split unit. D. Contract # 3 - Plumbing Construction 1. Provide, install, and connect new 4" sanitary line to existing sanitary line. New sanitary line will include test pit, excavation, SDR-35 piping and fittings, cleanouts, backfilling, and pavement restoration. 2. Provide, install, and connect new water service. Match existing water service size. 3. Relocate existing meter and backflow preventor. 4. Provide and install new plumbing fixtures for both restrooms. 5. Provide and install new hot-water and cold-water lines for both restrooms. New hot-water and cold-water lines shall be capable of draining the system for winterization. 6. Provide and install new exterior ADA drinking fountain. The drinking fountain shall be removable for winterization. 7. Relocate existing sanitary vent pipe. 8. Provide and install two new sanitary vent pipes. 9. Provide and install sanitary cleanouts. 10. Provide and install valves, shut-offs, traps, and other plumbing accessories on all plumbing fixtures. 11. Provide and install new wall hydrant, Zurn Model Z1333-C. 2. Provide, install, and connect new 15 Gallon Electric Water Heater in second floor closet. Model: SHEEM/RICHMOND 6EP15-1 or equal The Avoca Borough Will Consider the Received Bids for Award at Their Public Meeting on December 11, 2025, at 6:30 P.m. Bids May Be Held by the Avoca Borough for a Period Not to Exceed Sixty (60) Days From the Date of the Opening of the Bids for the Purpose of Reviewing the Bids, Prior to Awarding the Contract. The Successful Bid Will Be Required to Submit Non- Discrimination/sexual Harassment Clause Which is Contained in the Contract Documents.
