Demolition, site work and renovation of a clubhouse / community center in Mishawaka, Indiana. Completed plans call for the demolition of a clubhouse / community center; for the renovation of a clubhouse / community center; and for site work for a clubhouse / community center.

Project consists of two facility renovations. The first is an existing office and storage building being converted to new offices serving PHM Technology staff and the second is renovation of tech staff areas at Schmucker Middle School, (SMS) converting back into classroom use. Question Deadline 01/28/2025 Bidders' Questions: Architect will provide responses at Pre-bid conference to bidders' questions received up to two business days prior to conference. Tech Center scope includes selective demolition of the interior of current office and storage building. Space will be renovated for new offices serving PHM Technology staff. Minor renovation to the existing fade will include new windows, storefront enclosures, and exterior painting. Associated site work will include connections to utilities routing from the adjacent new field house, new asphalt surface and striping for existing parking lot and expanded drive and landscape screening. The renovated area is approximately 4,950 square feet. Work includes partition walls, ceilings, finishes, doors/windows, and all new MEP systems. SMS Classroom Renovation includes selective demolition of the interior of current tech office space. Space will be renovated to convert back into the original use as classrooms. Renovation work scope will include minor partitions, finishes, ceiling and associated MEP work to accommodate new layout. The renovated area is approximately 3,730 square feet. Bidders must be properly licensed under the laws governing their respective trades and be able to obtain insurance and bonds required for the Work. A Performance Bond, separate Labor and Material Payment Bond, and Insurance in a form acceptable to Owner will be required of the successful Bidder. Bid security shall be submitted with each bid in the amount of 10 percent of the bid amount. No bids may be withdrawn for a period of 60 days after opening of bids. The owner reserves the right to reject any and all bids and to waive informalities and irregularities.
