Construction-Manager-at-Risk (CMAR) Phase II: Rhode Island College (RIC) is seeking proposals from vendors who have been prequalified under Phase I SOQ25005715 for the Whipple Hall Renovation Institute for Cybersecurity and Emerging Technologies at Rhode Island College. Phase II is a combination of both pre-construction and construction phase services. This CMAR is an approved Project Labor Agreement Phase II solicitation requires both Technical and Cost Proposals from invited, pre-qualified construction management firms. DESCRIPTION: Construction-Manager-at-Risk (CMAR) Phase II: Rhode Island College (RIC) is seeking proposals from vendors who have been prequalified under Phase I SOQ25005715 for the Whipple Hall Renovation Institute for Cybersecurity and Emerging Technologies at Rhode Island College. Phase II is a combination of both pre-construction and construction phase services Phase II solicitation requires both Technical and Cost Proposals from invited, pre-qualified construction management firms. • This CMAR is an approved Project Labor Agreement PAYMENT AND PERFORMANCE BOND REQUIRED: There are no bonds required to be submitted at the time of bid submission. Payment and Performance bond shall be required in the full amount of the Guaranteed Maximum Price (“GMP”) total when the GMP is later established. The information to be provided on the bid form shall be the cost of the bond. The bond itself is not required to be submitted with this bid. CONTRACT TERMS The initial contract period will begin in March 2026 and is expected to last for 33 months from issuance of Purchase Order made up of the following: • 12 months of Preconstruction Services. • For the purposes of this RFP, all respondent CMAR firms are to assume a Construction Phase duration of 24 months, which includes some concurrent Preconstruction Services, early release packages, and commissioning • 2 months of Construction Closeout • Post-Construction Warranty duration: 12 months after executed Certificate of Substantial Completion. If the Project Team determines that Phasing of the Project is beneficial to complete the project, each Phase shall have its own Substantial Completion. Each 12-month Warranty shall begin with its respective Substantial Completion
