Renovation of a municipal facility in Monroe, Michigan. Completed plans call for the renovation of a municipal facility.

The County of Monroe is accepting proposals for the replacement of the Roof membrane system (approximately 600 square feet) at the Monroe County Courthouse located at 125 East Second Street, Monroe, Michigan 48161. The roofing system to be replaced was installed over 25 years ago and is a membrane ballasted roof. All contractors will need to arrange a site visit, upon which to base a proposal and to review the working conditions and other factors that may impact the project. The site is accessible from the outside and several photos are enclosed to assist in helping locate and understand the job site and access to the area. The roof is a single story with partial area below grade. 1. Removal of all existing ballast and dispose of properly. 2. Removal and disposal of existing roof membrane. 3. Removal of two (2) equipment mounts and the curbing. Remove and roof over the area. 3. Remove and replace roof deck insulation as required. The County will reuse the existing insulation except for any wet or deteriorated insulation. The damaged insulation will be removed, and disposed of. This insulation will be replaced at the specified unit bid price. No additional insulation for adding R-value is included in the project. Only replacing existing that is not suitable for continued use. Insulation to be adhered to the existing deck in an approved manufacturer's manner. 4. Remove existing prefinished edge and existing flashing (termination bar) and dispose of. Replace with all new material in the same gauge and quality and color to match existing. Provide and install mechanical termination material per the same size and installation as existing. All other roof penetrations shall have new roofing boots and waterproof seals installed for roof drain flashing and pipe penetrations and per the roofing system's manufacturer's specifications. 6. Remove all existing caulking at all existing sheet metal, flashing, coping, etc and replace with new silicone 50 year caulk. 7. Provide a complete and thorough installation of a new EDPM roofing and flashing roof system. Mechanically attach the new roofing system as per the manufacturer's recommendation to the insulation. Membrane to consist of Black Ethylene Propylene Diene Monomer (EPDM) .060 mil. Manufacturer to be Carlisle or Elevate or equal. 8. Install Termination Bar, tape any seams and Lap Caulk edges. 9. Include the installation of new curbs where and if necessary (specify) platforms, sump pockets, pipe supports, etc. 10. Upon completion of the installation, supply a contractor's two (2) year warranty and a Manufacturer's 15 year warranty to owner. 11. The project will require preparing a drawing and/or sketch acceptable to the City of Monroe Building Official detailing the work in sufficient manner upon which to secure a building permit for the work. Include all costs for labor, material, supervision, permits and delivery of materials and equipment.
