The Facility Consists Of Five Levels (Four Stories Above Grade With A Daylit Basement). There Is A Large Variance In Topography Across The Site, So There Will Be Significant Site Grading Required To Prepare For Construction. The Finished Floor Elevation Of The Building Has Been Set At An Ideal Elevation To Minimize Earthwork Quantities, With Daylit Basement Utilizing Variation In Grade Between High And Low Elevations Of The Site. Building Will Be Constructed In The Eastern Portion Of The Site To Provide Adequate Space For Future Development Of Additional Student Housing Complexes. Parking Is Already Provided On The South Side Of The Site. The Facility Is Fronted To The North By Argent And To The East By 20th Avenue. Western Portion Is Reserved For Future Development. The contract work is expected to commence after the bid opening on April 22, 2025. Substantial completion within 360 days; final completion 45 days after substantial completion.
