Renovation of an educational facility in Victorville, California. Completed plans call for the renovation of a educational facility.

All questions must be submitted in writing no later than 2:00 p.m. on May 12, 2025. A. Metal Surface Roof Restoration: Renovation work includes: 1. Surface Preparation: Remove loose flaking rust, dust, dirt, debris, secure all gaped panels and replace all loose fasteners with next size larger. a. Remove rust by the most rigorous method suitable for the particular project and as approved by Garland. b. Tighten all fasteners and verify that neoprene washers are in place. c. Replace missing fasteners using oversize fasteners as necessary. d. Seal all fastener heads by applying a heavy dab of compatible sealant to the tops and around of all fastener heads. 1) Cool-Sil 2. Flashings: Repair/Replace metal flashings, pitch pockets, etc. 3. Primer: a. Immediately after rust has been removed, prime surfaces with Metal Primer 1/4-1/2 gallon per 100 SF to prevent rust from reoccurring. 4. Reinforcement: Unibond ST Tape or soft polyester on all seams. 5. Coating: Cool-Sil a. Material: Apply in a uniform manner at 2.5-3.0 gallons per 100 SF over the entire roof surface. 1) Use special attention to coating flashings and other critical areas to build adequate membrane thickness. b. Use multiple coats on verticals to prevent sagging. c. Apply to Garland's minimum coating thickness over the entire roof surface. 1. Remove existing roof system and dispose of properly. 2. Repair any failed or damaged substrate with like kind. 3. Install self-adhering underlayment per manufactures instructions. 4. Install XD Shake per manufacturer's instructions and details. Metal Roof Surface 1. Pressure wash roofing system and remove any mastic, caulking, dirt, debris, or anything that can affect the bonding of the coating. 2. Ensure all standing seams are mechanically crimped on roofing system. 3. Replace any missing flashings on expansion joints. 4. Any light rusting should be removed with a wire brush. Severe rusting must have metal removed and new 24 gauge, galvanized sheet metal patch installed. Set in butyl tape and fasten every 1 1/4 ". 5. Prime all metal surfaces with metal primer at a rate of 1/4-1/2 gallon per square. 6. Install 4" Unibond tape or soft polyester over all seams at expansion joints and three course with Cool-Sil. 7. Apply Cool-Sil at 2.5-3.0 gallons per square over entire roof surface. 8. Use Cool-Sil Mastic to seal all penetrations. 9. Contractor to provide Five-year labor warranty. 1. Remove existing roofing system down to decking and dispose of properly. 2. Replace any rotted or damaged plywood with like kind and thickness. 3. Install Pro Stop FR Primer over plywood decking at rate of 0.5 gallons per square. 4. Mechanically attach 1/4 " gypsum board over decking per wind up lift calculations. 5. Apply Torch Base sheet over gypsum board. 6. Apply KEE-Stone Membrane in KEE-Lock Foam in splatter pattern. 7. Apply KEE-Stone NF Flashing Membrane on vertical surfaces with KEE WB Adhesive. 8. Apply Walkpads from roof edge to mechanical equipment where applicable.
