Renovation of the B5008 Wing Multi-use/Alert Facility Kitchen at Scott Air Force Base involves multiple construction tasks to improve the existing patio space. The scope includes constructing a 22'x40' overhead roof structure with a lean-to style design, removing existing metal posts and abandoned hardware, and patching concrete. A new perimeter wall with a bar-height countertop will be built using CMU and brick to match existing structures. Additional work includes removing and replacing up to 1560 SF of concrete to create a level surface with proper water runoff, constructing a new north wall to separate the patio from the mechanical room, and installing electrical patio heaters and lighting systems. The contractor is responsible for all site inspections, utility coordination, and compliance with UFC, NFPA, NEC, and local codes. Deliverables include material submittals, construction schedules, inventories of removed and installed systems, and as-built drawings. The contractor must also manage safety, environmental compliance, and recycling, and ensure minimal disruption to facility operations during construction. - The objective of this project is to renovate the existing space with a cover, added perimeter wall, repaired concrete, and updated seating accommodations to support alert facility kitchen requirements. Location: All work will be at the 126ARW, Scott AFB, Illinois, B5008 Mailing Address: 126 Air Refueling Wing, 126 Air Guard Way, Bldg 5000, Room 142, Scott AFB, IL 62225 The estimated magnitude of this project is between $25,000 and $100,000. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. PROJECT SCOPE: a. BASE BID (CLIN 001): Outdoor Cover and Concrete Patching i. Conduct site inspection to verify site conditions. Contractor to coordinate all utility locates and permits (Hot work, dig, etc.) as needed. ii. Construct approximately 22'x40' overhead structure to cover the open area between the building and existing brick wall. iii. Contractor to provide "lean to" style overhead roof connected to building and existing brick wall. Construct support as required for southeast corner of structure Water runoff shall be routed through gutter and downspout into adjacent parking lot. iv. Remove 6 brown metal posts and fill resulting holes with concrete. v. Remove vegetation and abandoned electrical conduit, hardware, etc from southernmost concrete pad and fill remaining hole with concrete. b. CLIN 002: Perimeter Wall and Countertop i. Construct a 2'x2'xl0' brick pillar matching the existing pillar at the end ofthe existing wall. The new pillar shall be in line and 6' from the existing pillar. The brick shall match existing. ii. Construct approximately 37 LF CMU wall with brick exterior around eastern perimeter connecting the new brick pillar to the existing brick pillar on the southeast corner ofthe patio. The wall shall be capped with a bar height countertop. The wall with countertop shall be 42" from the ground to top of countertop. The brick shall match existing. Construct all structural and foundational requirements to support the new wall and ground level penetrations as required to allow water runoff. c. CLIN 003: Remove and Replace Lower-Level Concrete i. Remove and dispose approximately 1000 SF of existing concrete ii. Construct approximately 1000 SF of new concrete providing level surface flush with the raised concrete pad. The new concrete shall be sloped to allow water runoff. d. CLIN 004: Remove and Replace All Concrete i. Remove and dispose approximately 1560 SF of existing concrete ii. Construct approximately 1560 SF of new concrete providing one continuous, level surface. The new concrete shall be sloped to allow water runoff. e. CLIN 005: Construct New North Wall i. Construct approximately 20 LF CMU wall with brick exterior connecting the building to the existing wall. The new wall shall be south of the existing mechanical room vents separating the patio from the mechanical room entrance area. The new wall shall match the height and brick of the existing wall along the east border. f. CLIN 006: Electrical Heat i. Contractor shall install Infratech Electric Patio Heater (or approved equal) on underside of roof for 800SF of coverage tied into existing electrical located on eastern border wall, if electrical supply is sufficient. g. CLIN 007: Lighting i. Contractor shall install overhead lighting for the covered area tied into the existing electrical located on eastern border wall. Surface mounted conduit and other electrical components shall be installed as required. ii. Install overhead "string-type" lighting across 32'x19' uncovered area. Additional surface mounted conduit, outlets, and other electrical components shall be installed as required. complete the entire work ready for use not later than 90 days.
