Site work and new construction of a mixed-use development in New Town, North Dakota. Completed plans call for the construction of a multi-residential development; for site work for a multi-residential development; residential development; and residential development.
Elbowoods Memorial Health Center (Emhc) Staff Quarters Project Scope The residential housing development is on Fort Berthold Indian Reservation (FBIR) on the EMHC campus located at address: 1251 Elbowoods Loop, New Town, ND, 58763. The scope involves the design and construction of (3) three Single-Family homes and (3) three Duplex/Twin homes as proposed by owner. TAT/MHA Nation intends to deliver the project with the selected A/E Firm to define the contract terms under a Design-Bid-Build contract, such as AIA contracts A101 or A201. Our request to the A/E firm is to design the homes as planned and bid out a licensed contractor, with support of planning objectives throughout the building project. The scope of services includes two housing designs with distinct and separate model residences, a Duplex Twin-Home, and a Detached Single-Family Home. The property supports a total of nine units with ( 3) three Duplex Twin-Homes (6 living units) and (3) three Detached Single-Family Homes on a 6.8-acre lot. The Owner will construct (under a separate contract) the necessary utilities and infrastructure (including water, sanitary sewer, and paving) to the front of each lot and will rough-grade the lots to work with each building type. The Design-Bid- Build Contractor will be responsible to provide all improvements within the lot, such as driveways, sidewalks from the curb, water service lines, sewer service lines, landscaping, and propane tanks. The selected A/E firm is required to adhere to MHA Nation local jurisdiction, administered by the Construction Management O ce (CMO), including permitting, code review, and both State and local inspections. The selected Contractor is expected to provide a bid estimate for a curb-to-building tie-in scenario for each structure. Also, we will ask the contractor to provide a detailed bid estimate package with costs related materials and labor, management fee, proposed site improvements for each lot, plumbing, electrical, HVAC, and costs for complete construction for all units (3 duplexes and 3 single-family homes).
