Renovation of a multi-residential development in Newport News, Virginia. Completed plans call for the renovation of a multi-residential development.

A timeline for the award has not yet been established.** Proposals will be accepted for ITB # MCFP2P-11-25 Marshall Courts Façade Phase II Project. Proposals are to be submitted to the Newport News Redevelopment and Housing Authority Division of Purchasing. Documents may be downloaded from the specified website. Question Deadline 11/26/2025 All questions and requests for clarification or additional information, must be addressed in writing via email to mwarren@nnrha.org SCOPE OF SERVICES: EQUIPMENT Needed. o High Lift for Hazardous electrical o Contractor to provide dumpster and removal service to clean upjob site 2. CARPENTY GUTTER AND DOWN SPOUT - ELECTRICAL WORK REQUIREMENTS o Ifdown spouts are removed the Contractor has to reinstall as soon as possible SIDING-HARDIPLANK REMOVE AND REPLACE PHASE (2) A, BUILDINGS (68 SO FT) Prepare surface by removing nails, repairing sheathing, applying house-wrap to strictly to manufacturer's specifications. Install 1" x 8 %" Hardiplank lap siding to the surface using hot-dipped galvanized nails or stainless-steel nails driven at least 1" into studs. Staggerjoints hi adjacent pieces and center all butt joints over studs. Either installjoints with a 3 mm gap filled with Hardiplank caulking compound or butt together withoutjointing compound. In this second option install a piece ofPVC sheeting behind joint. Where Hardiplank butts up against an accessory fill joint with a 6 mm fillet ofHariplnak caulking. REPLACE AS NEEDED PVC TRIM ON FRONT AND BACK PORCH TO TRIM OUT SIDING AS NEEDED. TUCCO-PATCH PHASE (2) A. BUILDINGS (800 SO FT) Remove damaged stucco and wire, attach new wire to patch area and apply scratch, brown and color coats. Feather patch into the surrounding surface. Match existing color as closely as possible SIDING -HARJDPLANK REMOVE AND REPLACE PHASE (2),B. BUILDINGS (35 SO FT) o Prepare surface by removing nails, repairing sheathing, applying house-wrap strictly to manufacturer's specifications. Match existing color as closely as possible. SIDING-HARDIPLANK REMOVE AND REPLACE AS NEEDED-Phase 2 D-2, D-3 BUILDINGS (25 SO FT) Prepare surface by removing nails, repairing sheathing, applying house-wrap strictly to manufacturer's specifications. Install 1" x 8 %" Hardiplank lap siding to the surface using hot-dipped galvanized nails or stainless-steel nails driven at least 1" into studs. Staggerjoints in adjacent pieces and center all buttjoints over studs. Either installjoints with a 3 mm gap filled with Hardiplank caulking compound or butt together withoutjointing compound. BUILDINGS (23.5000 SO FT) Chemical wash all stucco/EIFS siding with low presser. The Contractor is to clean all porches, steps and brick work on each building. COMMERCIAL WAS E.I.F.S SIDING ON PHASE (2) B. BUILDINGS (19.850 SO FT) Chemical wash all EIFS and siding with low presser. Power wash all brick work at bottom ofsiding area and cement porches and steps COMMERCIAL CHEMICAL WASH SIDING LOW PRESSER (12.800 SOFT) Chemical washy all siding trim. The brick work on some ofthe buildings will also be cleaned at the bottom ofthe unitsjust below the siding. Clean out all .gutters and down spouts ELECTRICAL (CSI) - SPECIAL ELECTRIC COVER (8) MAIN LINES OVER HEAD FOR SAFETY Due to safety concerns to replace the gutters and trim on all Phase(I) A & B building the main wire had to be covered 12' from the building an allowance to complete the scope of work, subcontractor's general requirements. Remove and reinstall all exterior lights on all Marshall Court building. Reinstall cable boxes on exterior of all buildings ifthey are removed by the contractor. PAINT AND WALLPAPER PREP AND PAINT EXTERIOR FIFS SIDING, DOORS AND TRIM WORK Building A-23,560 SQFT Cover ground with drop cloth. Scrape all loose, cracked, peeling and blistered paint from siding. Feather edges and dull gloss with sandpaper. Dispose ofchips properly. Caulk and fill holes. One coat Primer and two coats ofpaint on siding, trim, doors and rails with owner's choice ofpremixed acrylic latex. BuildingB-19,850 SQFT Cover ground with drop cloth. Scrape all loose, cracked, peeling and blistered paint from siding. Feather edges and dull gloss with sandpaper. Dispose ofchips properly. Caulk and fill holes. One coat Primer and two coats ofpaint on siding, trim, doors and rails with owner's choice ofpremixed acrylic latex. Building D-2, D-3-12,800 SQ FT Cover ground with drop cloth. Scrape all loose, cracked, peeling and blistered paint from siding. Feather edges and dull gloss with sandpaper. Dispose ofchips properly. Caulk and fill holes. One coat Primer and two coats ofpaint on siding, trim, doors and rails with owner's choice ofpremixed acrylic latex.
