Site work and new construction of a multi-residential development in Indio, California. Conceptual plans call for the construction of a one-story above grade multi-residential development.
The selected Developer will be responsible for designing and constructing a high-quality residential project on City-owned land at two possible locations: Miles Avenue and Deglet Noor Street or Indio Blvd and Deglet Noor Street. The development must prioritize sustainability, innovation, and cost-effective construction methods while aligning with the City's goals for downtown revitalization and housing diversity. Question Deadline 11/19/2025 All questions regarding this RFP shall be submitted in writing through online portal. The purpose of this Request for Proposals (RFP) is to identify and engage a qualified developer or development team to purchase and develop one of two City-owned properties (see attachment #1 for vicinity maps). 45096/45130 Deglet Noor Street in Downtown Indio across from the Coachella Valley Museum (APN's: 611-163-005, 611-163-008, 611-163-010 portion, 611-163-001 portion). 82589 Indio Blvd (APN: 611-057-017) at the southwest corner of Indio Boulevard and Deglet Noor near Miles Park. 2 The City is seeking proposals that deliver high-quality, lower-density residential housing- which may include single-family homes, duplexes, and triplexes-that are both sustainable and innovative. This RFP aligns with the City of Indio's broader goals to: _ Promote environmentally responsible infill development utilizing natural construction (such as straw bale, adobe, cob, etc.) and native plant landscaping. _ Support a diverse range of housing options for residents of varying income levels; _ Encourage creative building solutions that reduce costs and carbon footprint; _ Contribute to the ongoing revitalization and walkability surrounding Indio's downtown core. Proposals that incorporate nontraditional construction methods-such as straw bale, cob, or adobe that demonstrates a strong commitment to affordability and long-term sustainability will be given special consideration.
