The Mansion will be closed to events from January through May 2026 to allow work to be performed. The Contractor warrants that it is fully qualified to perform the Work in accordance with the professional standards of the industry and shall perform the Work in a first-class, workmanlike manner to the satisfaction of the County and in strict accordance with the provisions of the Contract Documents. The scope of work includes, but is not limited to, the following: o Remove existing EPDM roofing membrane, insulation, flashing, and associated gutters and downspouts on all designated roof areas. o Remove and salvage existing heat trace cables and lightning protection components for reinstallation. o Protect adjacent building surfaces, historic finishes, landscaping, and interior spaces from debris, dust, and water infiltration during construction. o Provide scaffolding, access, safety barriers, and temporary weather protection as necessary. o Install new EPDM roofing system with tapered insulation across four decks and two dormers per project drawings and manufacturer recommendations. o Install new sheet metal flashings, gutters, and downspouts for a complete, watertight system. o Repoint two masonry chimneys and install new base flashing at each. o Reattach salvaged slate tiles, snow guards, heat trace cables, and lightning protection components. o Coordinate removal and reinstallation of existing rooftop mechanical equipment as needed for roofing replacement. o Ensure positive roof drainage and prevent ponding in all areas.
