A firm timeline for construction has not been determined. *The closed solicitation has been included below for reference: The project involves the redevelopment of a 41.054-acre parcel of State-owned land located in the City of Golden, Colorado. The primary goal is to transform underutilized land into a vibrant, sustainable, mixed-use community that prioritizes affordable and attainable housing and may include commercial uses. The project aims to deliver a minimum of 80 affordable housing rental units, include a portion of attainable housing for moderate-income households, and generate a fair return to the State through a ground lease structure while minimizing State investment. The developer will be responsible for the full spectrum of pre-development activities, including project management, submission of a PDA work plan, architectural and engineering services, plan and schedule for Low Income Housing Tax Credits (LIHTC) applications, pre-financing activities, due diligence, financial modeling, permitting, construction estimating, project site assessment, negotiation of agreements, and submission of all required deliverables including schematic and development documents, financing plan, and budget. All necessary regulatory approvals must be secured by the developer before commencing any work. The purpose of this RFQ is to identify and select a Developer for the Project, which is aimed at transforming underutilized State-owned land into a vibrant community. The State-owned land subject to this RFQ is a 41.054-acre parcel of land located just west of the intersection of Johnson Road and S. Golden Road in the City of Golden, Colorado (the "City").
