The project involves the interior renovation and conversion of two existing rooms within Jacobs Medical Center (OSHPD BLD-05420) into a single Mission Control Office featuring two enclosed rooms within the main office space. This donor-funded project encompasses approximately 1,175 square feet and includes selective demolition; installation of new interior partitions, doors, ceilings, finishes, and acoustical wall panels; and upgrades to mechanical, electrical, and data systems, along with infrastructure to support audiovisual equipment. All audiovisual equipment installation, cabling, integration, and commissioning will be performed by a UC-hired audiovisual integrator, with whom the contractor will be required to coordinate closely. Located on the first floor of JMC along a heavily trafficked corridor opposite Interventional Radiology, the work will require strategic phasing to minimize disruption to patient care, hospital operations, and staff workflow. The project also requires strict adherence to infection control protocols, robust noise and dust mitigation measures, and close coordination with hospital staff and the UC audiovisual integrator. Due to a donor-mandated completion deadline, precise planning and disciplined execution will be essential. The University seeks Contractors with proven experience delivering interior renovations within active HCAI-1 hospital facilities that remain fully operational during construction. Qualified firms should demonstrate success managing donor-funded projects with strict completion deadlines and work scopes involving specialized audiovisual systems, low-voltage and data integration, and mechanical and electrical upgrades. Experience coordinating complex, phased construction in high-traffic hospital areas is strongly preferred. Contractors must also demonstrate the ability to collaborate closely with hospital staff and third-party integrators while maintaining rigorous infection control compliance, patient and staff safety, and uninterrupted hospital operations throughout all phases of construction. Subject to Conditions Prescribed by the Undersigned, Prequalification Questionnaires From Contractors Licensed as Follows: License B - General Building Contractor Are Invited for the Following Work: Jacobs Center for Health Innovation. The prequalified Contractors will competitively bid for a lump-sum contract. Construction duration is estimated to be 180 calendar days. This project is subject to a strict donor-mandated completion deadline. The Contractor shall have demonstrated an average annual business revenue of at least $3,000,000 over the last five (5) consecutive years. The Contractor must have demonstrated experience on their best three (3) comparable projects with the Contractor providing services as General Contractor within the last ten (10) years. Projects should have possessed the following construction challenges: . Renovation work within operational HCAI-1 hospital environments requiring proactive and innovative measures to control noise, dust, and vibration. . Tight site constraints with limited construction access and staging areas. . Coordination within active hospital settings to ensure uninterrupted patient care, staff operations, and safe pedestrian circulation. . Timely identification and resolution of unforeseen field conditions while maintaining the overall project schedule. . Work within infection-controlled environments in strict compliance with hospital protocols. . Phased construction and complex sequencing, requiring critical-path scheduling, detailed logistics planning, and clear communication to avoid impacts to hospital operations or safety.
