The City of Bluefield is soliciting proposals from qualified developers, development teams, and related professionals for the redevelopment of an approximately 0.72-acre, City-owned lot that was formerly a gas station located at 101 Princeton Ave. Bluefield, WV. The City seeks creative, feasible, and economically beneficial development concepts that will make productive use of this currently vacant site The purpose of this RFP is to identify and evaluate redevelopment strategies that serve the community's long-term needs and economic development goals. The City is seeking proposals that will drive equitable job creation, attract private investment, support downtown growth, address community needs, and redevelop the unused lot into a functional and economically impactful site. As part of this opportunity, the City is prepared to make the approximately 0.72-acre, City-owned property at 101 Princeton Avenue available to the selected development team through sale or another mutually agreed transaction structure, and to commit up to approximately $200,000 in limited site-preparation funding and/or related services (including an estimated $50,000 for demolition and up to $150,000 for other eligible improvements). These public contributions are intended to be leveraged by substantially greater private investment in a project that aligns with the objectives described in this RFP.
