Reference Number 0000410786 Project Goals: Aspen-Pitkin County Housing Authority (APCHA) is requesting competitive bids from qualified, Colorado-licensed fire sprinkler contractors to perform corrective work at the Marolt Ranch Housing Complex. The work includes: (1) repairing an active leak in the Building 100 fire riser room, and (2) mitigating dielectric/galvanic corrosion on fire-protection piping and fittings located in multiple mechanical and riser rooms. The intent of this project is to restore the reliability of the NFPA 13 fire-sprinkler system by correcting dissimilar-metal connections, removing corrosion, and applying protective coatings in accordance with the requirements of the local fire marshal and City of Aspen Community Development department. Project Structure: Due to the size of the property and the extent of fire protection work required across multiple mechanical and riser rooms, APCHA anticipates completing the project in phases over several spring turnover periods. This solicitation covers Phase 1 only, which requires work in Building 100 and one additional priority room. Contractors will also be asked to provide optional pricing for future phases so APCHA can understand the full cost of completing corrosion mitigation across the remaining buildings.
