Renovation of a theater / auditorium in Rahway, New Jersey. Completed plans call for the renovation of a theater / auditorium.
The removal of five (5) single leaf and one (1) double leaf man doors to be replaced with five (5) single leaf and one (1) double leaf Pedestrian Flood Doors. The doors will be installed in the existing openings. Provide & install eleven (11) 1-1/2” ‘Trusscore' panels at the interior of the building between the existing tube columns behind the existing ‘Kalwall' panels. Provide and install 4 (four) masonry ‘sweep walls' with new foundations, two at the main front entry and two at the main rear entry to accommodate each of the ‘Passive Horizontal Flood Barriers'. Provide and install 2 (two) Passive Horizontal Flood Barriers' (front & rear) including concrete flatwork removal, new foundation system, installation of all associated parts & accessories, connection to the existing stormwater drainage system and restoration of all associated concrete flat work. Removal of approximately twenty (20) glazing panels at the ‘Rehearsal Room' to be replaced with equivalent sized ‘Fenex' flood resistant window units. Provide & install two (2) coats of ‘Basecrete' cementitious waterproofing to the entire perimeter of the building to a height of 36” above grade, including behind the corrugated steel siding as well as below grade as noted in the construction documents. Provide an Add Alternate to clean the existing EIFS exterior wall system and refinish with a color that matches the ‘Basecrete' color pallet as selected by the Client. All work on this contract must be completed within ninety (90) * calendar days from issuance of a Notice to Proceed. Construction window For dance room glazing and rear entry passive flood gate is august 10th – September 4th. Three sets of documents, one original and two CERTIFIED copies, must be enclosed in sealed envelopes bearing the name and address of the Bidder and the name of the project on the outside and be addressed to the City of Rahway and must be accompanied by a Statement of Consent of Surety from a surety company authorized to do business in the State of New Jersey and acceptable to the municipality and either a Bid Bond or a Certified Check drawn to the order of “City of Rahway” for not less than ten percent (10%) of the amount bid, except that the check shall not exceed $20,000.00. The successful bidder is hereby notified that a performance bond and labor and material (payment) bond for the full amount of this project is required. The award of the Contract for this project will not be made until the necessary funds have been provided by the Owner in a lawful manner. The right is also reserved to reject any or all bids or to waive any informalities where such informality is not detrimental to the best interest of the Owner, except as to those items which are deemed mandatory and non-waivable set forth in N.J.S.A. 40A:11-23.2. Further, the Owner reserves the right to abandon the project and reject the bids entirely if any legal or state or federal administrative action is taken against the Owner which could delay or jeopardize the project from commencing. The right is also reserved to increase or decrease the quantities specified in the manner designated in the Specifications. Doc Notes: Contract documents and drawings for the proposed work (the “CONTRACT DOCUMENTS”), which have been prepared by Kevin M. Paul, R.A., of the firm H2M Associates, Inc., are available electronically or via delivery by common carrier by making a request to kpaul@h2m.comand will be on file at the below date in the City of Rahway, City Hall, 1 City Hall Plaza, Rahway, NJ 07065. Bidders will be furnished with a copy of the Contract Documents by request upon proper notice to the above e-mail addresses. The bid proposal packages will not be available for pickup. In the e-mail message, the contractor shall indicate if they request an electronic copy (PDF format) or paper copy. The City is not responsible for full or partial sets of Bidding Documents, including any addenda, obtained from any other source. The Contract Documents will be available during business hours beginning on February 5, 2026, from 8:30AM – 5:00PM. Proposals must be made on the standard Proposal forms in the manner designated in the Contract documents.
