The Village of Blanchardville is looking for the right development partner to bring housing and commercial growth to this beautiful community (Exhibit A). Nestled along the beautiful Pecatonica River, Blanchardville offers a high-quality lifestyle just a short commute (24 miles) to Epic Systems and Verona, 18 miles to Monroe and 32 miles to the employment centers in West Madison. We think homebuyers and businesses will be attracted to a local school system with favorable student-teacher ratios. We know the stunning countryside is great for hiking and biking. The Village just completed work on a new swimming pond at its lovely McKellar Park. It's small town living at its best. In Summer 2022, the Village moved proactively to encourage development by purchasing approximately 40 acres of farmland on the north side of the Village. The land fronts on Wisconsin Highway 78 and the newly rebuilt Iowa County Highway F. The Village opened TID 1 in 2024 to finance costs of developing residential, commercial, or mixed-use properties (Exhibit B), and platted the land in 2025 (Exhibit C). The Village will be installing sewer and water connections to the development. The Village of Blanchardville, Wisconsin is seeking proposals from qualified developers to develop commercial, residential, or mixed-use projects within Village TID No. 1. Proposals may propose development on individual parcels, the entire area being platted, or redevelopment in downtown.
