Clackamas County is accepting sealed bids for the Arbor Terrace Apartments ADA Sidewalks & Ramps Improvements Project. The project is located at 120 N Cole Avenue, Molalla, OR 97038. The project scope involves only exterior work, specifically ADA-compliant sidewalks and ramps improvements. The project estimate is between $200,000 and $240,000. The selected contractor will have 60 days to reach substantial completion and 90 days to achieve final completion from the notice to proceed. No city permits are required, as all permitting requirements have been fulfilled. Contractors and subcontractors must comply with Oregon and Federal prevailing wage laws, paying the higher of State (BOLI) or Federal (Davis-Bacon) rates. The contract is subject to the requirements of the Community Development Block Grant Program and relevant HUD and DOL regulations, including provisions of section 3 of the Housing and Urban Development Act of 1968 as amended. Economic opportunities generated by the project should be given to low-income residents and businesses providing economic opportunities for these persons, to the greatest extent feasible. Bids exceeding $200,000 must indicate whether the firm is a "section 3 business concern." Work may not commence until all bonds, insurance requirements, and a Notice to Proceed have been issued. There is a mandatory pre-bid conference for all bidders. Clackamas County encourages bids from Minority, Women, and Emerging Small Businesses. *The value for this project is based on a financial range.
