Renovation of a residential development in Wethersfield, Connecticut. Completed plans call for the renovation of a residential development.

The project consists of upgrades and renovations to the ground and upper floor of the building located at 303 Highland Street in order to create a reception area, meeting space(s), private and semi-private office spaces, compliant washroom facility and current building code upgrades as required by the Town. Question Deadline 02/10/2025 Questions about this RFP may be directed, in writing, to purchasing@wethersfieldct.gov The Town of Wethersfield has developed the following scope of work for this project. Any sizes or estimates of quantities are approximate and are not guaranteed in any respect. The contractor will need to include in their proposal: Relevant Project Experience Reference a minimum of three relevant projects of similar type and scale to the scope of this RFP. Exterior: o Inspect and recommend repairs to the roof and gutter system o Replace any missing shingles and patch masonry around the perimeter of the structure. o Replace any missing siding color to match as close as possible o Repair and replace any rotted wood o Inspect, repair and paint shutters to create uniformity throughout the structure o Inspect exterior stairs and provide options for repair/replacement o Inspect the chimney and recommend repairs o Provide code compliant ADA access into the building including ramp, door, doorframe o alterations and hardware changes o Install video door bell Interior: o Create ADA accessible compliant pathways throughout the first-floor spaces o Alter current first floor bathroom access for ADA compliant use o Replace all bathroom fixtures to meet ADA compliance including removal of bathtub to achieve o compliance. o Repair and/or replace bathroom tile flooring as needed for compliance o Refinish all hardwood flooring and make repairs where needed o Replace sheet vinyl flooring with LVT o Install transitions from room to room o Evaluate stairs to second floor for refinishing or carpeting o Evaluate all windows throughout the structure for replacement o Remove all existing wallpaper and paneling in order to sand and prep walls for painting o throughout the first and second floors o Sand, prep and paint all interior spaces including removal and patching from window treatment o hardware or any holes, gouges or cracks in walls. o Repair or replace any missing tile in bathrooms on the walls or floors o Replace baseboard heaters in all rooms o Install any code required smoke detection or fire alarm system o Remove kitchen appliances, remove and replace kitchen sink and fixtures o Repair kitchen cabinets/reset doors o Installation of "mini-split" unit(s) to provide heat/air conditioning or provide alternative options o Evaluate electrical system for code compliance and expansion if needed based on recommended o HVAC needs o Secure the facility at the end of each work day o Interior of the property to be cleaned upon completion and acceptance of the renovations
