A timeline for the award has not yet been established.** Reference Number 0000384712 The purpose of this Request for Proposals (RFP) is to solicit construction services from qualified firms or teams for an extensive remodel of the Main Street Cabin (630 W. Main Street). The City further reserves the right, in the best interests of the City, to accept a late submittal or to waive any technical defects or irregularities in any and all Proposals submitted. Replacing the existing, non-historic, 48-inch-wide by 35-inch-tall sliding window on the east facade of the historic resource with a 48-inch-wide, 35-inch-tall, push-out French casement JELD-WEN AuraLast pine window to satisfy building code requirement for egress. The City of Aspen is remodeling the Main Street Cabin, that currently houses city offices and was formerly the home of Mountain Rescue Aspen, into an employee housing duplex. The property is located within the Main Street Historic District and is a designated landmark. The original structure is a Pan Abode, a log kit building, and an architectural style identified under the Aspen Modern preservation program. This Pan Abode was constructed circa 1965-1966 and a two-story rear addition was added circa 1989-1990. The lot is a single lot of record, with an area of 3,000 sq. ft.. The renovation will require an overhaul of the building's systems, including the installation of a fire suppression system. The exterior landscape will be overhauled to meet the city's WELS and drainage requirements. A walkway from the front of the building to the rear of the building will be installed on the west side yard. A wooden fence and gate, perpendicular to the cabin will be installed to screen mechanical equipment on the east side of the building. A new water main tap and line is required within the Main Street right-of way into the building. Some new windows are prosed on the addition portion of the structure. Additionally, clapboard siding installed on the East and West side of the Pan Abode, when the addition was constructed, will be removed. Repair or replace the North elevation clapboard siding of the addition, as needed, at the Pan Abode roof level that is water damaged. The cedar timbers will be stripped of all paint, cleaned, and stained with an approved stain color. Please see Exhibit D for a proposed process of staining the timbers. The rest of the exterior that is not part of the original Pan Abode will be painted. The current corrugated metal roof will be replaced with a standing seam metal roof that has been approved by the Historic Preservation Commission--see Exhibit E. New gutters and downspouts with heat tape will be installed. Snow fencing bars are to be installed where necessary for walkways and gutters--product spec and layout as shown on Exhibit F. Please price a concealed snow melt system per Exhibit G underneath the standing seam panels as an alternate. Generally, the interior footprint of the Pan Abode will be converted into an individual dwelling unit, while the second floor of the rear addition, accessed from an existing side yard doorway will be converted into the second, individual dwelling unit with a ground floor entry vestibule. The ground floor's existing garage will be reconfigured to provide an entry vestibule to the upper story dwelling, parking for two vehicles, a mechanical room and an individual storage unit for the Pan Abode dwelling. The garage will also receive a new garage door and motor per specs in Exhibit H. This project is located on a small lot with limited distance between the two neighboring residential properties. Project sequencing and subcontractor coordination will be key to the success of this project. The building permit is in review and will be paid for by the owner. Upon contract award, the general contractor shall transfer the building permit to their name. Building permit fees will be paid directly by the owner. It is the Vendor's responsibility to check the website for Q&As, addendums, and other important information. The due date to submit questions is 11:59 PM, Wednesday, May 14th.
