Reference Number 0000388813 The purpose of this Request for Proposals (RFP) is to solicit professional roofing services for the Marolt House roof replacement. The City further reserves the right, in the best interests of the City, to accept a late submittal or to waive any technical defects or irregularities in any and all Proposals submitted. The City of Aspen is planning a roof replacement project at 40176 Highway 82, commonly known as the Marolt House. The building is located just off Highway 82, beyond the Holden Marolt Mining & Ranching Museum. Constructed in 1893, the Marolt House is a designated historic structure, and as such, all work must comply with the Aspen Historic Preservation Design Guidelines to ensure compatibility with the building's historical character. The existing roof consists of wood shake shingles that were installed in 1992, which are past their useful life and no longer compliant with the current City of Aspen fire code. The roof will be replaced with a new asphalt shingle system that meets fire safety standards while aligning with the aesthetic and material requirements outlined in the Historic Preservation Guidelines. The entire existing roofing system will be removed and disposed of. Roof sheathing to be inspected for any water damaged areas. Contractor to provide unit cost for replacement of damaged roof sheathing areas if required. A new underlayment system will be installed in accordance with the manufacturer's specs. New roof flashings should be installed as needed, including but not limited to drip edge, valley, step, and chimney flashings. Existing roof vents and gutters are to remain in place and must be protected throughout the duration of the work. The roof is approximately 2,500 square feet in area with a gable and valley configuration. Access to the site is straightforward, with ample space for staging and parking. The home is currently occupied, and all work hours must be coordinated with and approved by the current tenants to minimize disruption. All materials and workmanship must meet the standards outlined in the Aspen Historic Preservation Design Guidelines as well as applicable local building codes. The building permit for the project will be paid for by the City of Aspen; however, it is the responsibility of the contractor to obtain the permit. While there is no fixed project start date, the City intends for the roof replacement to begin as soon as practical, with the goal of completing all work before November in order to avoid winter weather conditions in Colorado.
