Location: Edison Elementary School 804 N 18th St, Phoenix, AZ 85006 The school is currently occupied. Temporary relocation (onsite) and construction phasing may be needed in order to allow the rebuild/renovation of the facility. The following are anticipated dates and budgets. Pre-Construction Services Start Date: Tentatively February/March 2026 Construction Start Date: June 2026 Construction Completion: December 2026 Estimated Budget: $20 million Architect: Grace. GHC | Orcutt Winslow Architects awarded services but not limited to the following: o Innovative and exciting K-5 facility o Nourish/ Nature rooms o Reconfiguration of doors and windows o Outdoor classroom capability o Flora fauna focus o Playgrounds and playfields o Beautification of campuses Additional Scope: o HVAC and lighting system efficiency upgrades o Possible cafeteria and restroom upgrades o Possible plumbing & roofing Project GMP: The Construction Manager at some point prior to construction shall assume the risk of delivering the project through a guaranteed maximum price (GMP) contract. The CMAR shall be responsible for construction means and methods and shall be required to solicit bids from pre-qualified subcontractors to perform the work utilizing the subcontractor selection process submitted.
