Renovation of an educational facility in Roosevelt, New Jersey. Completed plans call for the renovation of a educational facility.
Scope Description (not listed in temporal order of execution) 1. Develop a protection plan to ensure the protection of the existing building and its contents, including but not limited to the artworks that exist within the building from any damage whatsoever from any cause during the construction process, including but not limited to water infiltration, construction dust and debris. 2. Do not proceed until the plan has been reviewed and approved by the Board of Education and implemented by the contractor. 3. Carefully remove and demolish existing roof-mounted ductwork, enclosure, and spray foam roofing from existing roof above multi-purpose room. 4. Disconnect and preserve mechanical equipment to be re-installed, and remove and dispose of obsolete mechanical equipment, fans and vents from roof. 5. Remove existing HVAC equipment and ductwork from mechanical room adjacent to Multipurpose Room, and above ceiling in multi-purpose room. 6. Remove existing ceiling tiles in multi-purpose room. Remove ceiling grid as required to perform new work and preserve for reconditioning and re-installation. 7. Perform required structural work to support the new HVAC Units. 8. Remove existing roof ballast, built-up roofing and insulation. Prepare new openings for new HVAC equipment and close off existing openings. Inspect existing roof deck and repair/replace decking as required. 9. Remove existing roof hatch and reframe to maximum allowable opening, and reintall the roof hatch at the new opening. 10. Provide new insulation and a complete new TPO membrane roofing system, including all flashings, accessories and copings required for a complete waterproof system in compliance with all warranty requirements. Provide new gutters, downspouts and fall protection accessories required for a complete project. 11. Provide two new package-type HVAC units on the roof of the multi-purpose room at Roosevelt Public School, including new ductwork, electrical work and all work of all other trades, including but not limited to electrical, plumbing, pipefitting, etc. required for a complete functioning system installed according to these documents and all manufacturer's instructions and best trade practices. 12. Perform all temporary shoring, fencing and protection work required to complete the project without harm to the existing building, its contents or its occupants. 13. Restore all adjacent structural and finish components of the building as impacted by the work. Question Deadline 01/07/2026 Submit requests for interpretation of the meaning of the plans, specifications or other Bidding Documents to the Architect in writing not less than 10 working days prior to the specified Bid Opening Date and Time. All questions pertaining to the contract documents, technical sections, legal documents, and bid submission shall be directed to James Nichols Architecture LLC via e-mail to jpnarch@gmail.com. Sealed bids are invited for a single overall construction contract for HVAC and roofing system upgrades at Roosevelt Public School, Roosevelt Borough School District, Roosevelt, NJ. All applicable Federal, State, and Municipal laws, ordinances, rules, and regulations, including the Public Schools Contracts Law NJSA 18A:18A-1 and Affirmative Action Requirements at P.L. 1975, c.127, apply to this contract. Bidders must be pre-qualified by the NJ Department of the Treasury DPMC in General Construction C008 or General Construction/Alterations C009, and Category C039, HVAC Work, prior to the bid date. Named subcontractors, including Roofing-Membrane PVC/CPE/CSPE -- C067, must also be DPMC Pre-Qualified.
