The Project: Elementary Schools Paint Project. Bid amount to be stated exclusive of applicable sales taxes. Estimated Construction Cost: $850,000.00. Substantial Completion Interior: August 13, 2025 Substantial Completion Exterior: August 26, 2025 Final Completion: Fourteen (14) Days after Substantial Completion. This invitation is comprised of this Invitation to Bid, General Terms and Conditions (Small Public Works), Bid Form, Contract, and Plans and Specifications which, if an award is made, will collectively constitute the Contract Documents. On projects with an estimated cost of $150,000 or less, performance bonds are not required. One hundred percent (100%) contractor's Performance and Payment bonds ARE required for all other projects upon notice of intent to award, unless on projects estimated to cost $150,000 or less, Contractor requests and Owner agrees to allow use of the alternative arrangement for withholding of ten percent retainage until the later of 30 days after Final Acceptance of the project or until receipt of all necessary releases from the State Departments of Revenue, Employment. Security, and Labor & Industries, as authorized by and subject to the conditions stated in RCW 39.08.010(3). A Public Works contract IS required. The required Contract Form is included in the Specifications. The Contract must be executed and returned to Mercer Island School District ("Owner") within ten (10) days after notification of award. West Mercer Elementary School: 4141 81st Ave SE, Mercer Island, WA 98040 The Work of Project: The project consists of three elementary schools, all single-story buildings with outdoor covered play structures and portables. The contractor must provide a full-time project manager, separate from all crews, to be onsite and manage access, logistics, and coordination with the District during construction. The scope of work consists of but is not limited to the following: 1. Island Park Elementary School, School "A": The site has a total of three existing structures and two portables. The main building is approximately 40,253 SF consisting of learning spaces, administration and library. The second structure is the gym building and is approximately 7,105 SF. The third structure is a covered play that is approximately 3,720 SF. All existing structures receive new exterior and interior paint with the addition of a painted graphic on the exterior and two interior graphics. The existing portables are to receive new exterior paint only. In the entry of the main building and in the gym, there are 2,000 SF of existing acoustic panels that need to be replaced. Graphics, Portables, and acoustic panels in the gym only are Bid Alternates as identified in the Bid Documents. 2. Lakeridge Elementary School, School "B": The site has a total of two existing structures and two portables. The main building is approximately 49,994 SF consisting of learning spaces, administration, gym and library. The second structure is a covered play that is approximately 3,642 SF. All existing structures are to receive new exterior and interior paint with the addition of a painted graphic on the exterior and one interior graphic. The existing portables to receive new exterior paint only. Graphics and Portables are Bid Alternates as identified in the Bid Documents. 3. West Mercer Elementary School, School "C": The site has a total of two existing structures and two portables. The main building is approximately 51,557 SF consisting of learning spaces, administration, gym and library. The second structure is a covered play that is approximately 3,584 SF. All existing structures receive new exterior and interior paint with the addition of a painted graphic on the exterior and two interior graphics. The existing portables to receive new exterior paint only. Graphics and Portables are Bid Alternates as identified in the Bid Documents.
